Property Description for 25 Sutton Place South, 2-K

An opportunity awaits you to purchase this very spacious 2 bedroom, potentially 3 bedroom apartment. The K line is arguably the best floor plan in this building, giving you both East and West exposures. You enter into a proper Foyer, and just beyond is the most expansive entertaining space right before your eyes. The oversized Living Room can accommodate multiple seating arrangements. The formal Dining Room is very gracious, and one can host several people. The overall expanse of these 2 rooms measures approximately 50 feet, which is quite impressive. The formal Dining Room, in fact could easily be a 3rd Bedroom, a Den, or anything that suits you. The possibilities are endless. Adjacent to the Dining Room is the windowed, spacious Kitchen, which has a service entrance, 2 pantries and cabinets galore. The Primary Bedroom has an en suite Bath, 2 closets and is East facing, with a garden view. The Secondary Bedroom has 2 closets, an adjacent Bathroom, and is West facing onto Sutton Place. Both Bedrooms are very gracious in proportions. The layout of this home allows for the ultimate in privacy. Thru-wall A/C units throughout, enable year round cooling if desired. Cannon Point North is a white glove cooperative, with a staff that pays attention to service. The amenities are exemplary, primarily with the most treasured terrace overlooking the East River. This terrace is just beyond the Concierge desk in the Lobby. The common terrace has always been a great escape for residents, but it has been a lifesaver with Covid. There is also a Fitness Center, 2 Laundry Rooms, private storage, and a Garage with indoor access. Sutton Place is a purely residential enclave, with anything and everything close by. You will find great restaurants and shopping in the vicinity. The crosstown bus stop is directly across the street. The reasonable Maintenance includes electricity and gas. There is an assessment in place of $286 / month. Shareholders benefit from the discounted internet /cable package. 2% Flip Tax, paid by Buyer. Sorry no dogs, or W/D in apartment permitted. Building allows 50% financing. If you are in search of a great home, call today to schedule your private viewing.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
