Property Description for 148 West 23rd Street, PH-F

This is a true loft with 12-foot ceilings and six, seven-foot windows! The first photo of the living room is virtually staged furniture, showing how wonderfully you can decorate. Perfectly located in the heart of Chelsea, this penthouse two-bedroom, 1.5 bathroom co-op loft is what you're looking for. The windows offer two open exposures, where you have direct views of the skyline and Empire State building from the living room and main bedroom, and another open view all the way down West 23rd Street also from the living room and second bedroom. The kitchen has been recently renovated with granite countertops and stainless steel appliances, such as a side-by-side refrigerator, dishwasher, microwave and large stove/oven. There is also ample prep and cabinet space in the kitchen. The full bathroom is designed in rich mosaic tiling, a deep-soaking Jacuzzi tub, and Hansgrohe and Duravit bathroom fixtures and finishes. The half bathroom is ready to put in your own design and finishes. The main bedroom is outfitted with a walk-in closet to customize your own design, the living room has an eco-friendly ethanol fireplace, and there are hardwood floors throughout. For your convenience, there is a laundry room right on the same floor.

Known as Chelsea Mews, this loft co-op building was constructed in 1910, providing a full-time doorman/security service, live-in super, roof terrace, private storage and bike room. You will be on the same block as two parking garages, near the 1, F, M, C, E, R & W subway lines and cross town bus. For grocery shopping there is Westside Market only a couple doors down, with Whole Foods, Trader Joe's and Fairway only a couple blocks away. Convenience shopping is in every direction, from an array of restaurants and coffee shops to home goods, pet supply, apparel and electronics stores. Madison Square Park and the Flatiron District is just a couple blocks east; a few blocks west is the Highline, Chelsea River Park, Chelsea Piers and the Hudson River; and south is Union Square. You can easily get anywhere from this location and truly enjoy Manhattan living. Note that there is an assessment in place for 15 months starting May 1st, so the seller will pay it all. Pied-a-terres, gifting and co-purchasing are allowed, and the sublet policy is two out of every five years. Pets up to 70 pounds are allowed.

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
