Property Description for 22 Colonial Gardens

Location, location, location!  Looking for quaint serenity, waterfront walks, singing birds, and the opportunity to live on a carless, English garden design cul-de-sac? Look no further! Welcome to 22 Colonial Gardens!   Built in 1925, this beautifully renovated, single-family, detached brick home is situated in an enchanting garden; boasting 3 beds, 2 ½ baths, office/playroom, wrap-around windows, terracotta tile roof, side yard, large storage shed, community drive (with 2 car parking capacity), and a patio overlooking lush landscaping.   Three levels of endless amenities adorn this amazing home!  Walk into an airy, sun-filled first floor featuring 9’ ceilings, an entry foyer with coat closet, half bath, living room, dining room with a sliding door onto Juliet balcony, open chef’s kitchen, granite countertops, and custom wood cabinets.   Continue to the top level with three bright bedrooms (the master comfortably accommodates a king-size bed), full bath, linen closet, and to everyone’s storage dream…pull-down stairs leading to a stand-up full-size attic!   The fully finished basement can be accessed through the kitchen and from a separate private entrance in the rear of the home. It is PERFECT for a guest area, playroom, office, or home school space. You will also find a sink, mini frig, laundry room, and another full bath.   In addition, impeccably refinished original wood floors, energy-efficient split heat/air system (with 4 units), all new plumbing and electrical complete this perfect picture!   Lot Size 2,100 SF / 30' x 70' - approximately 1845 sf - $10,344 annual taxes   Once you leave the Gardens, you are directly on the Shore Road Waterfront – 4.5 miles of walking, running, biking, birds, blooms, festivities, or just relax and watch the sunsets…plus minutes to 4 amazing parks.   Manhattan transportation is a breeze...minutes to the Manhattan Express Bus, The NYC Ferry, and Subways and close to all major highways.   This Turn-Key Dream Home, in this Dream Location, must be seen to be appreciated!     A Tidbit of History….Colonial Gardens is an enclave of 14 private homes which has won 2nd place and honorable mention in the Brooklyn Botanical Gardens Greenest Block in Brooklyn contest. It is only one of the four car-free blocks in Bay Ridge! They were developed in the 1920s and 30s and styled after colonial alleys and English garden cul-de-sacs. To set eyes upon these quaint corners lined with breezy pedestrian pathways and rosebushes is to get a little taste of a European courtyard….and rarely do one of these homes become available!

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
