Property Description for 360 Baltic Street, 3-B

For Your Consideration...

This impressive two-bedroom, two-bathroom floor-through unit with two balconies across from Boerum Hill Park sits at the intersection of space, location, price, and privacy.

We all know that home is the center of all things, and this unit's flexible layout, generous floor plan, bursting with natural light exemplifies that perfectly.

HIGHLIGHTS

• Two balconies for the much-needed unwind, dining al fresco, or social distance hang. - need we say more?

• Soak up a lot of sun from floor-to-ceiling windows in all rooms providing verdant tree line views and Downtown Brooklyn’s skyline. - who doesn’t like the open blue sky and beautiful architecture?

• King size bedroom with balcony access and en suite bathroom replete with dual sink vanities and walk-in shower. - totally exhausted working from home? this will do the trick and make you forget you’ve only walked down the hall to escape Zoom...to rest, relaxation, and fresh air.

• Queen size bedroom perfectly suited for rest or work, with a large closet and garden views. - you can use this room in so many ways; it's flexible people!

• True cook’s kitchen with generous counter space, abundant storage, BOSCH SS appliance package, and breakfast bar. - whether a novice or seasoned chef, what a fun place to gather while cooking!

• WFH Nook - oh, you thought you had to sacrifice the second bedroom to work? Nope! Enjoy a sizable carve-out for your workspace.

• New full-size washer/dryer that vents out. - no day-long drying sessions for you.

• Appx. 9’ ceilings - try jumping; I bet you can’t touch it (unless you’re a pole vaulter, but I digress).

• Storage space in the basement - can’t ever have enough storage for the things you probably could part with but aren’t ready to. So bring it!

• New AC/Heating units in each room for optimal comfort - no window units here! Plus, it would really screw up the floor-to-ceiling window vibe.

• Video intercom - buzz in visitors with your phone, and yes...that will be a thing again.

Building:
A coveted boutique, elevator building with only two apartments per floor (privacy!), video intercom, furnished common roof deck, storage, and bike room. - no dorm feel here; elegant is the way.

Neighborhood:
Less than a block from all the shops and restaurants we love on Smith Street, with Clover Club cocktails and Wednesday night live music, the best pancakes in the city courtesy of Cafe Luluc, and the playground across the street for kids being the owner’s favorites. Not to mention Trader Joe’s on Court Street, two farmer's markets nearby, and the Bergen Street stop on the F/G train 1.5 blocks away. - I know, we’re making this too desirable.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
