Property Description for 295 Greenwich Street, 5-A

Welcome to 5A at the Greenwich Court Condominium, a grand scaled home in prime Tribeca. This architect's combination of two apartments was completed in 2015 and has incorporated all of the critical elements to a wonderful family home. Enjoy south and west views to the Hudson River and NYC landmarks from the 25 windows that wrap around the facade of the building towards Hudson River Park and over the PS 234 Playground. This apartment features either three or four large bedrooms and three full bathrooms. This home has an open plan layout with wide-plank flooring and has a spacious and bright living and dining room. A chef’s kitchen with stone countertops and stainless steel appliances merges into the dining room and serves as the heart of the apartment. Located off of the living room is an additional large room that can be used as a 4th bedroom or home office. This room is separated by pocket doors and has a large separate storage nook that has plumbing and infinite possibilities. The primary bedroom is quietly sequestered on the north wing of the apartment with an en-suite bath while the secondary bedrooms and bathrooms are located on the southern wing of the apartment and have excellent closet space. The laundry and utility room also services this side of the apartment. Two storage units will also transfer with the sale. Assessment of $814.01 for lobby renovations until September 2021. The Greenwich Court Condominium in Tribeca consists of the two red-brick buildings at 275 & 295 Greenwich Street. Constructed in 1986, these full-service condominiums with their distinctive rounded corners and wrought iron “birdcage” structures on their rooftops, were two of the first full-service condominiums to be built in Tribeca. Originally there were 261 individual units in Greenwich Court; presently, due to combined units formed over the past few decades, there are now approximately 235 apartments spread between the two buildings.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
