Property Description for 265 State Street, 906

** Open House for 1/23/2022 has been cancelled** Luxury living in one of Brooklyn's highly sought-after buildings! This 2-bedroom and 2-bathroom split layout is the largest offered at the Boerum Condominium. In mint condition and lived in only by one owner, this turnkey home is ready to become your dream residence.  As you enter the open-concept living and dining room, you will be impressed by this home's double-wide living room featuring two wide bays of Western windows.  The living room is 20 feet wide with high ceilings nearing 10 feet.  Exceptionally well-crafted, it features high-end design finishes throughout, such as the 4-inch wide white oak plank flooring, California Closets in premium grey grain finish in all closets.  Hunter Douglas silhouettes are the window treatments.  The windows are double paned city quiet.  The kitchen features custom millwork cabinetry by Valcucine, white Silestone quartz kitchen countertops, and an oversized central island.  High-end appliances include a 5 burner SMEG range, Leibherr refrigerator with two freezer drawers. The spa-like bathrooms are finished with honed Calcutta and Thaos white marble with inset glass tile accents, matte lacquer custom vanity millwork with honed Ferrara white marble countertops and under-mounted porcelain sinks, with antique bronze plumbing fixtures manufactured in Brooklyn by Watermark.  The split-bedroom layout provides for privacy in both bedrooms. To the right of the entryway is the primary bedroom suite with en-suite bathroom, complete with dual sink, double wide standing shower with bench and heated floors, as well as oversized walk-in closet outfitted with custom  interiors such as hanging, shelves, and drawers. On the opposite side of the home you will find the secondary bedroom, laundry closet with full sized (and vented!) LG washer and dryer, and the second large bathroom with a deep-soaking tub and all walls fully tiled, upgraded by owner.  Additional towel racks, robe hooks, soap dishes were all added in matching antique bronze finish.  All light switches were upgraded to Lutron Diva dimmers that can accommodate LED, Halogen, and Incandescent. Created by Flank Architects and completed in 2017, the Boerum is a collection of thoughtfully-crafted one-to-five-bedroom condominium residences. Through its facade of classic hand-laid red brick and windows framed in cast stone, the Boerum pays homage to the rich historic streetscape and the proportions of Boerum Hill’s landmarked townhomes. With its upper levels composed of sculpted aluminum panels, the Boerum’s subtle shift of form and material creates a visual experience that is both modern and timeless. Residents will enjoy an extensive suite of services and every lifestyle amenity, including a fitness room, lounge, library, playroom, and 15th-floor landscaped terrace with outdoor kitchen, lawn, and south-facing sun deck. Located at the crossroads of Boerum Hill, Brooklyn Heights, Cobble Hill and Downtown Brooklyn, the Boerum gives you access to a multitude of subways (2, 3, 4, 5, R, A, C, F, LIRR), restaurants, parks (Brooklyn Bridge Park, Fort Greene Park), cultural attractions (Brooklyn Academy of Music and New York City Transit Museum), markets (Brooklyn Fare, Trader Joe's, Sahadi's, Wegman's, Whole Foods) and the newly opened ACE and Hilton hotels.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
