Property Description for 496 LaGuardia Place, 4-B

CONTRACT OUT. Alcoved junior 1BR CONDO in move-in condition with A+ Soho/Village border location, extraordinarily low monthly carry costs, and a perfect layout. Whether as an investment, a 1st time buyer, or pied-a-terre, this wonderfully peaceful apartment has all the charm and warmth associated with pre-war Greenwich Village and Soho apartments - - yet is also perfectly livable and comfortable, very quiet, and has attractive South-Western light with tree-top and sky views.

Located in a well-kept condominium building and situated on the central border of Soho and Greenwich Village, the apartment has a loft-like quality to it, and is only 3 flights up (no elevator). Features here include exposed brick with a decorative fireplace arch, high ceilings, an open and tastefully renovated kitchen, central A/C (split system), a full-sized bathroom, and oversized windows. This is a very tranquil and relaxing place to come home to, and the views, light and privacy afforded here are rarely found anywhere near this price range. Currently configured as an alcove 1BR with a mobile custom double-closet module that allows varying bedroom size/layout options (your preference - leave it as a large and open lofty alcove studio, or easily create a separate windowed bedroom area which accommodates a queen or full-sized bed). Very tasteful and solid place to call home - - professionally managed condo, low monthly common charges ($290/month!), and an A+ central downtown location.

496 Laguardia Place is a well-cared for boutique pre-war condominium perfectly situated at the central intersection of SoHo and Greenwich Village, and is only a few minutes' stroll to either west or east side transportation. And, more importantly, the apartment is quiet, bright, and only a few steps to all the incredible cafe's, restaurants, and wonderful shops that Soho and the Village offer. Easy walk to West Village, Nolita, Union Sq., Trader Joes, etc. This is not your typical tenement-style apartment (nor your typical pre-war building), both are very well kept and managed. You simply can't go wrong with this home.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
