Property Description for 169 Congress Street, TH

Few homes combine the width, exposures, light, and scale of this remarkable prize townhouse. 169 Congress Street is a regal 5-story, 25-foot wide brownstone facing directly towards Brooklyn’s Cobble Hill Park. A recently completed, never-lived-in renovation makes this 7,200sf home a rare find indeed.   With seven bedrooms, four bathrooms, two powder rooms, and three outdoor spaces, this townhouse also boasts a truly rare feature: a two-story 14 x 28-foot extension that allows for an impressively scaled parlor floor to include the kitchen with two exposures, plus below a garden floor bedroom or additional living room. The parlor floor features almost 13-foot high ceilings and full height parlor windows that embrace the park exposures and flood the home with light. The restored plaster moldings and original floors and mantels, deliver the quintessential Brooklyn townhouse dream.  The double-sized parlor features a large arched entranceway connecting it to the formal dining room.  Having a sizable kitchen on this floor is a dream: a butler’s pantry with glass cabinetry and marble counter graces the entrance to the kitchen, opening up to a sizable center island and tons of custom-built cabinetry and counter space. A 6-burner Viking range with griddle and double ovens, SubZero refrigerator, along with two sinks and stainless steel counters allow for a master chef. The deck outside the kitchen is perfect for grilling and al-fresco dining! On the third floor is the Primary Bedroom Suite and a gorgeous library with a wood-burning fireplace, and a home office.  The walk-in closet and rewly renovated en-suite bathroom create an oasis of tranquility. The large terrace delivers inspiring views of the gardens to the east and west, the perfect respite from the urban sprawl that is so close by, yet so distant. On the fourth floor, there are two large bedrooms, another home office and, a fully renovated windowed bathroom.  The fifth floor, once an artist’s studio, has been given new life as a spectacular sky-lit great room, with a large guestroom and beautiful windowed bathroom. On the garden floor, two bedrooms and one and a half bathrooms also include an open kitchen and dining room. This floor can easily be used as a separate apartment for guests, or as an additional living and/or workspace.  The cellar below has an abundance of storage space and houses the boiler and hot water heater. The mechanical systems of this beautiful house are in excellent condition, with five zones of central air conditioning and heat.   This location is a beneficiary of three neighborhoods, centered between Brooklyn Heights and Carrol Gardens, close to all retail, restaurants, transportation, parks and so much more that makes Brooklyn one of the most desired neighborhoods in all of New York. Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
