Property Description for 240 Franklin Ave, 1-A

THE ONE YOU'VE BEEN WAITING FOR...

At the intersection of space, location, price, and privacy sit this impressive, newly renovated four-bedroom (legal 3), three-bathroom duplex with a private garden on the Bed-Stuy/Clinton Hill border.

All NEW everything! Seriously… kitchen, baths, floors, lighting, and mechanicals. AND the rare tax abatement until 2030. real estate taxes are $5/month!

DUPLEX HIGHLIGHTS

• NO 1st-floor issues here: up a short flight with the building set back substantially from the street behind a black iron privacy fence.

• Appx. 2,213SF of interior space divided evenly across two floors and a 700SF private garden for the much-needed un-wind, dining al fresco, or social distance hang. - need I say more?

• An amazing, great room that leads out to the garden that we’ve used over the years to entertain friends and family, from the Super Bowl to holiday dinner parties. I can’t say enough about how epic it is to have a 45’x23’ space!

• True cook’s kitchen with generous counter space, abundant storage, and a stainless steel appliance package. - whether a novice or chef, what a fun place to gather while cooking!

• Cali-King size bedroom with en suite bathroom replete with walk-in shower plus a customized walk-in closet. - the perfect retreat after zombie-ing out on Zoom calls all day.

• (2) Queen-size bedrooms easily fit an assortment of furniture and feature large customized closets. - hard to find a space that fits more than a bed!

• Full-size bedroom with a spacious closet - yet another bedroom? or maybe your own personal gym? or maybe an office with a door? or maybe... you get the point!

• WFH / Remote School - oh, you thought that was all? Or that you’d have to sacrifice one of the four bedrooms to have this amenity? Nope! Enjoy a huge workspace perfectly suited for either scenario.

• 8' custom hand-carved doors with nickel hardware, lending an elegance not often seen in a condo.

• Laundry Room - full-size washer/dryer that vents out, plus a central vacuum. - only find this in the suburbs!

• Incredible storage throughout. - can’t ever have enough for the things you could probably part with but aren’t ready to. So bring it all!

• Central A/C - no window units here! Plus, it would really screw up the vibe.

BUILDING

Don’t let the outside fool you. In true Brooklyn fashion, inside resides a thoughtful and collaborative community, plus valued perks like video intercom and storage in the basement. We’ve also gathered on the roof to watch fireworks on the 4th of July.

*TAX ABATEMENT* UNTIL 2030

NEIGHBORHOOD

A stone’s throw to Star-Spangled Playground perfect for all ages, handball courts, basketball, turf field with a running track (I taught my kids to ride their bikes here!) Nearby, count Fan Fried Rice Bar, wood-fired pizza from Speedy Romeo, authentic Mexican tacos and cocktails from Chilo’s, and the chicken salad sandwich from Choice Market as standouts, not to mention the best global selection of wines at Bouchon. Increased service on the G train just 2 blocks away and a 10min. ride to Downtown Brooklyn make this nabe all the rage. - I know, we’re making this place irresistible.

Reach out for a private showing, all safety protocols in practice. I’m excited to meet you, from a distance of course. Air hug anyone?

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
