Property Description for 60-40 71st Ave

Manicured Renaissance Revival legal 2-family brick house located in Central Ridgewood Historic District that was partially renovated by its current owners who created a sprawling lower level duplex combining the garden level (880 sf) with the basement level (870 sf). When you enter the owners' duplex you immediately notice the great amount of light and sun that is coming in as the renovated kitchen, dining area and living room are facing South. From the kitchen, you have direct access to the South facing garden (670 sf) where you can entertain, relax and finally breathe! The bathroom on this floor has been recently and beautifully renovated. On this floor you also have an office space or den, and a sprawling bedroom with 2 windows that is facing the quiet street. On the basement level (870 sf), there is a second bedroom, another full bathroom, a kitchenette, a laundry room and a gigantic recreation room that the owners are using as a gym and guests' quarters. The mechanicals room is located on this level as well. The gas boiler was changed in 2014 and the water heater in 2012. 4 split AC units have been installed in the owners' duplex: 3 on the main floor and another 1 on the basement level. All electric and plumbing have been updated and the owners' duplex is truly in a move-in condition. The second floor is a large rental apartment (920 sf) with 2 bedrooms, 1 bathroom and 1 office space or a den. This apartment is in need of a new kitchen and bathroom but has a huge potential and is getting a lot of light and sun all day long. The current tenants would be happy to stay but the property is sold as is and can also be delivered vacant at closing. Don't look any further, this is it! You finally found the house you were looking for where you can just move in while updating the rental apartment upstairs. Shopping, dining and transportation (L and M trains) can be found just a few blocks away. Local favorites include Norma's Cafe, Miller & Makers Bakery, Julia's Wine Bar, The Acre, Shop Stay Forever gift store and newcomer Rolo's gourmet marketplace. Last but not least, supermarket, post office and pharmacy are all around the corner. 60-40 71st Avenue is a special place, a fantastic opportunity not to be missed. Size of the house: 20 x 52 ft - Size of the lot: 20 x 90 ft This property is sold as is and is shown through open houses by appointment only. Please email me directly today to schedule your visit.

Ridgewood | Queens

Quick Profile

Unique for being a symbolic and literal bridge between Brooklyn and Queens, Ridgewood incorporates both distinct elements of these boroughs into its persona. Originally considered part of Brooklyn, the neighborhood broke off with Bushwick in the 1700s at a point called, appropriately, Arbitration Rock. When the blackout of 1977 occurred, the residents of Ridgewood only further wanted to dissociate themselves from their Bushwick neighbors as the bedlam that ensued in between the looting and the riots made them feel just a tad superior.

And yet, just because its zip code changed didn’t mean Ridgewood could ever fully break free from its proximity and entwined identity with Bushwick. Pegged as the next “it” destination and hipster haven to move to circa 2016, Ridgewood has surprised many with its steady pace of growth, therefore well-maintained “neighborhood” feel.

Rife with quiet blocks filled with quaint, colorful buildings, Ridgewood offers the bodegas and local businesses one also expects of “old world” Brooklyn. An increase in the number of coffee shops, bars and DIY venues have continued its natural association with Bushwick, however, the deeper into the neighborhood you go, the more apparent it becomes that Ridgewood is very much its own very Queensian thing.
