Property Description for 239 Brooklyn Ave

Opportunity Knocks….in the form of a turnkey 4-story multifamily brick row-house located in a Historic District in Crown Heights Prime! “The Crown Heights North III Historic District is home to New York City’s earliest, largest, and most stylistically diverse collection of multifamily houses, best known as ‘Kinko’ houses, the brand name used by their originator, the Kings & Westchester Land Company, starting in 1909...These buildings represent the wealth of architectural styles that flourished in Brooklyn during this period, including the Neo-Grec, Queen Anne, Romanesque Revival, Renaissance Revival, Beaux Arts, Colonial Revival, Arts and Crafts, and Art Deco styles.” 239 Brooklyn Avenue is the prime example of the architectural blend of styles. Preserving the integrity of its history, the property is enhanced with modern finishes and upgrades throughout, retaining its Brooklyn Charm. Formerly a ‘Kinko’ house, this 20’ wide legal three-family residence spans nearly 3,200 SF above-grade and consists of 2 separate street-level entrances in 239 & 239A. 239 is the private entrance for the meticulously renovated 3 bed, 1.5 bath garden duplex, designed to entertain with a gracious open, airy floor plan. The garden level showcases an expansive living space with large windows, allowing for ample sunlight. Nestled in the rear is an airy eat-in kitchen, offering beautiful cabinetry, a sleek quartz countertop/island, and premium stainless-steel appliances. Beyond the kitchen is a +/- 900 SF lush backyard oasis, a dream for all outdoor lovers and gardeners. The in-unit washer/dryer and powder room are conveniently located in the middle of the main floor. One flight up, you are greeted with 3 spacious bedrooms with a plethora of closet space, and a shared common full bathroom. Below the duplex is an unfinished cellar for additional storage that comes with the potential for an owner’s triplex conversion.  239A consists of 2 full-floor apartments, generating substantial income for owner occupants and investors alike. The 3rd floor unit is a well-maintained 1-bedroom home with old-world charm and abundant natural light. The top floor of the property is a beautifully updated 2-bedroom, 1 bath with modern finishes. The communal staircase leads up onto a shared roof deck with breathtaking city views. This marvelous move-in ready home is situated 1-2 blocks from Brower Park, offering an expansive green space and playgrounds, and the Brooklyn Children’s Museum. Easing further down the road on the picturesque Eastern Parkway, you will soon find yourself in The Brooklyn Botanic Garden, Prospect Park, The Library at Grand Army Plaza and The Brooklyn Museum. This location is exceptionally convenient as the 2, 3, 4 and 5 trains are all just a couple of blocks away. Be surrounded by top-notch restaurants, cafes and a myriad of shops on Franklin, Nostrand and Kingston Avenues. Undoubtedly, this is a remarkably rare opportunity to own a piece of Brooklyn’s History!

Crown Heights | Brooklyn

Quick Profile

Originally known as Crown Hill by the Lenape Indians that lived there, Crown Heights has evolved into a diverse neighborhood, occupied primarily by Hasidic Jews and one of the largest Caribbean populations to be found anywhere outside of the West Indies.

Head over to Nostrand Avenue, one of the main West Indian commercial areas in the neighborhood, which is lined with stores that have been in those exact same places for generations, providing their goods and services to area residents. Kingston Avenue has similar commercial activities that support the Jewish community, and Franklin Avenue shows the most signs of change and gentrification, with an ever-expanding mix of yoga studios, coffee shops, and organic grocery stores that serve the influx of young professionals. No matter which of these areas you visit, you will find an interesting mix of businesses that you wouldn’t normally picture as existing side-by-side. It is all part of the cultural diversity of Crown Heights.

The neighborhood is bisected, from east to west, by Eastern Parkway, which is a beautiful, 3-mile-long boulevard lined with mature trees. This leafy oasis was designed by Frederick Law Olmsted, famed designer of Central Park, the Biltmore Estate in North Carolina, and the U. S. Capitol in Washington, D. C.

You will find a mix of low-rise apartment buildings, large middle-class elevator buildings, brownstones, and some luxury buildings. Century-old architecture stands next to modern residential developments in a visually interesting mix of styles, much as the diversity of the residents exists. People who would not normally meet and mix are forging new pathways to cultural understanding by working, living, and playing together in the same neighborhood.
