Property Description for 45 West 11th Street, 4-D

THIS PRISTINE, TWO-BEDROOM JEWEL BOX IS IDEALLY SITUATED ON WHAT ARGUABLY IS DOWNTOWN'S NEXT BLOCK, 11TH STREET BETWEEN FIFTH AND SIXTH AVENUES! The efficient layout has no wasted space, accented by 9'8" ceilings that add to the sense of volume this home has without sacrificing its original pre-war charm. The ample living and dining space can accommodate dinner service for 6-8 people whilst still offering a comfortable entertaining area and perhaps even an office nook. All this is accentuated by the lovely treetop and brownstone views of the gardens on West 12th Street. The elegantly freshly renovated kitchen is perfectly equipped with a brand-new Italian range, a Sub-Zero refrigerator, dishwasher, and not to mention ample storage yielded by the new custom cabinetry. The master bedroom offers space for a king-sized bed and too looks over idyllic gardens. It is pin-drop quiet and has a custom-built closet. The second bedroom is generous and works well as a guest suite, nursery, den, or study. All this in a boutique, 32-unit prewar coop with a part-time doorman and jaw-dropping rooftop deck. The lobby was recently renovated as was the elevator. Unfortunately, dogs are not permitted but cats are welcomed! Located in downtown's most sought-after location, this home is a mere stone's toss to Washington Square Park, West Village, Union Square, and ample transportation (not to mention Manhattan's best dining, shopping, cafes, and markets). See it today, rarely does a two-bedroom apartment at this price on the Greenwich Village's Gold Coast hit the market!

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
