Property Description for 303 Gates Ave

Every once in a while a townhouse comes along that defies all style and scale expectations. This 25'-wide Clinton Hill masterpiece at 303 Gates is just such a home. Masterfully renovated from top-to-bottom with a rustic modern loft-like aesthetic of the highest quality, this 2-family home offers a 5-bedroom, 4.5 bath owner's triplex, and a 2-bedroom high-income garden rental. Three private outdoor spaces offer great space for outdoor activities of every kind and include a stunning front and back garden, a large terrace off the kitchen on the parlor floor, and a hideaway second terrace off the primary bedroom suite. Incorporating the high and low design principles for which Brooklyn is so beloved, this open and airy home juxtaposes the materiality and patina of exposed brick and wood beams with the luxurious minimalism of Mid-Century design and the conveniences of today. A thoughtful suite of rich finishes await, including 11' ceilings on all three floors of the owner's triplex, wide-plank walnut floors, skylights, custom millwork, and a wall of sliding glass doors to the fully landscaped back garden and terrace. Behind the walls is every convenience you could ever imagine including radiant heated floors throughout, central AC, a central vacuum cleaner, built-in speakers, designer lighting everywhere, fully customized closets everywhere, all new plumbing and electric, new windows, and all new mechanicals. Head up the stoop to the magnificent parlor floor where the true meaning of 25' wide becomes readily apparent. This floor is evocative of a Soho loft in terms of its immense scale, coupled with the practicality of a townhouse. Experience an open floor-plan where light streams from back to front all day long. A cozy fireplace with a floor-to-ceiling poured concrete hearth anchors the spacious living room, while a built-in custom walnut bar and sideboard offer up the perfect area for entertaining, all conveniently situated next to the oversized dining area. And don't miss the unexpected and hidden projector with a screen that drops down. The kitchen needs to be seen in person to really be appreciated for both its original aesthetic and its infinite utility. A striking slab of live-edged wood sits atop a metal beam offering up an island for at least 6 people to sit and relax. The perfect combination of walnut and blackened steel cabinetry and concrete counters offer storage on an unrivaled level, and pair perfectly with the industrial appliances. These include a 6-burner restaurant-vented gas range with a Miele induction cooktop, a Wolf speed oven, a striking custom-built brick pizza oven (for real!), a sub-zero fridge, Gaggenau column freezer with ice maker, TWO Miele dishwashers (one in the bar area), and a built-in tap. An additional wine fridge is situated under the bar. Head up the inspired wood staircase to the primary bedroom floor where you will enjoy an inspired en-suite primary bedroom in the back with a wall of custom closets and a private terrace. An additional bedroom in front can be opened all the way up through a floor-to-ceiling pocket door that allows this room to function as a large second living room complete with a fireplace. A sun-drenched top floor offers two oversized bedrooms, each with their own bathrooms, plus a third bedroom and a third bathroom. Each of the four and a half baths in this home indulge your senses in a soothing palette of grays, white, marbles and glass offering oversized glass-enclosed showers (including a steam shower in the primary bathroom), spacious vanities, and recessed medicine cabinets. The juxtaposition of the modern bathrooms against the rustic details creates perfect harmony on every floor. Don't miss the fully renovated 2-bed garden rental. 303 Gates is situated on a historic block in Clinton Hill with many restaurants and amenities at your doorstep. Enjoy dining, grocery shopping, public transportation and parks in every direction. The opportunity to own a one-of-kind, 25' wide townhouse in this culturally dynamic neighborhood is rare.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
