Property Description for 206 Front Street, 1-B

Don't miss an opportunity to live in the quiet and charming Vinegar Hill corner of Dumbo, in a 2-bedroom, 1 bath condo, complete with a large private GARDEN and a private storage closet in the basement (there is even an indoor deeded parking space available-please inquire!). Built in 2006 to emulate the industrial loft buildings for which Dumbo is so beloved, this striking building offers a part-time doorperson, fitness center, and residents lounge, and is just 2 short blocks to the F train stop at York Street. Enjoy Brooklyn Bridge Park right outside your door, in addition to the world famous and artisanal restaurants, shops and galleries in every direction. With a full Southern exposure in every room, this first-floor home offers the benefits of a private garden only afforded a first-floor unit, with the unexpected surprise of being flooded with light all day long! Situated in the back of the building, far away from street noise, you can be assured maximum quiet and privacy. Built in 2006, this building still benefits from a 421A Tax abatement that ends in 2023 but still offers much lower monthlies than the surrounding newer buildings. Built with central AC and an eye towards timeless style, the finishes include wide-plank maple floors, oversized floor-to-ceiling metal casement windows, laundry in the apartment, and a practical floorplan with great closet space. Enter into a generous foyer with great entrance storage. The open kitchen and great room await, with a full South view of your private garden and easy access outside for the perfect indoor/outdoor lifestyle. The kitchen design evokes the simple yet luxurious timelessness of Mid-Century design. Custom Walnut cabinetry takes the stage against a simple yet elegant glass-slab backsplash and Nero Impala black quartz countertop. High-end appliances include a Viking range, Sub-Zero fridge and Bosch dishwasher. No compromises here! The primary bedroom is spacious enough to include a quiet corner large enough for a home office, plus a generous walk-in closet, and a king-sized bed. A custom desk and floating shelves have been built into the home office area, offering up an easy workspace from day one. The oversized closet has been equally customized for maximum storage. Enjoy private South-facing views of your private garden. The second bedroom makes a great home office or guest room and also comes complete with South-facing garden views. A generous 5-fixture bathroom includes access from both the living space and the primary bedroom. A deep soaking tub and an oversized walk-in glass-enclosed shower are separated from one another by a spacious stone-topped vanity. Oversized white tiles on the floors and walls offer the framework for whatever design style you fancy. Your very own private garden, deeded parking space, South-facing views, and high-end finishes, situated in a pet and investor friendly building just one subway stop from Manhattan, or a quick jaunt over the Brooklyn Bridge makes this home a great primary residence, work from home situation, OR a Pied-a-Terre. This condo has it all.

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
