Property Description for 963-965 Kent Ave, E-3

Welcome to 965 Kent Avenue apt. E3. A stunning duplex with 3.5 true bedrooms, 2 full bathrooms, terrace, laundry room and your own storage in Clinton Hill Village Condominiums. The condo is approximately 1900 square feet and it feels like a house! As you enter the corner unit, a spacious living room greets you along an open kitchen with granite countertops and high-end stainless steel appliances (Mile & Fisher Paykel). Enjoy your evenings on a terrace that faces a newly renovated park and common area. The first floor has 2 light filled bedrooms that each have their own built-in California closet. Also, on this floor is a hidden storage underneath the staircase and a full bath equipped with a jacuzzi. The second floor has cathedral ceilings and a skylight that combined, give it a loft-like feel. The dramatic master bedroom is HUGE and equipped with an equally spacious large-in closet (also a custom made California closet). The 4th room is an expansive recreational room that’s ready to make into whatever you want it to be. This floor also has its own full bath that’s equipped with a jacuzzi. The laundry room includes a full sized washer, dryer and shelves for extra storage. If that isn’t enough space, go to the basement where you will find enough storage room capable of storing enough for a 1-bedroom! Parking is directly inside the complex and available at an additional cost. Unlike most condos, there isn’t a waiting list for parking as all spots become available once a year. This light filled condo has oversized windows; all of them are draped with Hunter Douglas blinds that were custom made with privacy in mind. Other amenities include central air and heat, a true luxury in NYC! Taxes are also low as there’s currently a 421A – 25 year real estate tax abatement that ends in 2030. All this plus the convenience of Clinton hill where you will find restaurants and stores on Dekalb avenue & Myrtle avenue. It’s a mere 1 block from the supermarket, 2 blocks to Pratt university, 3 blocks to the G train, a short distance to Fort Greene park and a 20 minute commute to lower Manhattan.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
