Property Description for 304 Warren Street, 1

On one of the best blocks in Cobble Hill, this sprawling brownstone 2BR (currently configured as 3BR) 2.5BA CONDO duplex with private outdoor space at 304 Warren Street welcomes you home. This apartment is massive: its floor-through garden level and lower level rec room spans over 1900+ square feet and nearly 300sf of private outdoor space. Enter just under the stoop, through your private front door and into the apartment, which greets you with an exposed beam, white painted brick wall and hardwood floors. The open floor plan feels airy and comfortable with the living room in the front, gently flowing into the open kitchen and dining area. This home has fantastic details: a wood-burning fireplace, a modern and sleek built-in storage system, and clever, paneled sliding doors in the primary bedroom revealing an original brownstone archway designed as the bedroom closet. The bedroom is sunny and peaceful and has an ensuite full bath. The second bedroom is bright with three windows, and it's enormous; it's so large that it's currently configured as two entirely separate bedrooms, partitioned by a wall of closets creating privacy. Just off the primary bedroom is a door leading outside to a small private space, perfect for tucking yourself away with a book or a cup of coffee. Step further outside to the apartment's private outdoor space with a trellised garden, mature tree canopy for summertime shade and privacy, grill area and enough space for long hours of entertaining with friends. The bonus to this apartment: an entire lower level rec room, vast and spacious, currently set up as a huge second living room, office space, kid's play area, storage areas AND a laundry room with half bath. 304 Warren Street is a well-maintained CONDO brownstone (3 units total) with low monthlies. Just 1/2 block to both Court and Smith Streets, 304 Warren is close to all of the restaurants, cafes, boutiques, shops and vibrant neighborhood dynamic that Cobble Hill is known for. Just 1/2 block to the F train at Bergen St., near Citi Bike stations and every thinkable convenience that makes city living ideal. 304 Warren St. #1 gives the luxurious feeling of townhouse living but at an affordable price point.

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
