Property Description for 201 East 25th Street, 7-H

Beautiful sun floods into this east and west facing 2 bedroom (convertible 3 bedroom), 2 bath home. An entry hall with two full closets, as well as a small counter, opens up into a large foyer area. The living and dining rooms flow together, offering great entertaining space, as well as storage. There are built-ins for displaying and storing fine china or crystal in the dining room, and a full wall of built-in bookshelves in the living room. The dining room could possibly become a third bedroom, and the foyer area could be encompassed into the new living/dining space. Brand new stainless steel appliances have recently updated the kitchen, which also features a granite counter top and tile backsplash. The kitchen, as well as the hallway to the bedrooms, can be closed off with doors for privacy if desired. The master bedroom is generous in size (can accommodate a king bed) and the master walk-in closet is fully outfitted. The ensuite bathroom includes a stand up shower, and is finished with marble and granite. Off the hallway, there is a second full bathroom with the same finishes, and a tub shower. The second bedroom has been transformed into an ideal home office for two people. The built-in office is comprised of various lower and upper cabinets, including under cabinet task lighting as well as a long desk. Even with the built-ins, this room can still accommodate a twin, sofa bed or futon, so it may be used as a multi-purpose bedroom or guest room. The space is very versatile to fit a variety of needs. Additional bonuses of this home include hardwood floors throughout the principal rooms, new carpets in the bedrooms, and an exceptional amount of closet space (7 closets including two walk-ins). The Peter James is a full service building, with laundry on the same floor, doorman, live-in super, bike room, parking, and a lovely roof deck with expansive views of the Empire State Building, as well as the East River. Pet friendly, pied-a-terre and subletting allowed. Co-purchase, guarantors and parents buying are all allowed on a case-by-case basis. Live in a wonderful location close to many restaurants and transportation. Enjoy this summer outside on the roof deck or in nearby Madison Square Park.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
