Property Description for 300 West 145th Street, 5-D

Be the one to live in this pristine architect's renovation two-bedroom home at Bradhurst Court, a full-service building located at the base of Hamilton Heights on thriving 145th St. Apartment 5D has both southern and western exposures and a living room view through your oversize, double-pane windows down picturesque Bradhurst Avenue and a master bedroom view of Jackie Robinson Park. Of course, the natural light in this apartment is excellent and you'll be able to adjust it perfectly with the installed blinds and shades. The renovation includes elegant details such as six-inch wide-plank engineered oak floors, a six-inch wall base, custom doors, a home office, built-in millwork, and recessed LED lighting, as well as less visible attributes such as Cat VI Ethernet wiring and under-floorboard soundproofing throughout. In addition to the laundry closet with an LG stacked washer/dryer, you'll have one and a half beautifully updated bathrooms with Carrera Marble Mosaic floors and Thasos Marble walls as well as, in the main bath, a soaking tub with a rain shower head and hand shower, wall niche; wall-hung Porcelanosa vanity and lavatory, and 48" medicine cabinet with defogger, LED lights and power outlets. The kitchen features a high-end Samsung appliance package with a dual-door oven and French door fridge, as well as custom cabinetry and island with welcome details such as quartz countertop, slide-out spice rack, corner lazy Susan, wine storage, pantry, and an island with a prep area and walnut breakfast bar. Bradhurst Court has an attended lobby, live-in super, resident's courtyard and gym, storage and bike storage, as well as an in-building parking garage. Given that it's only two stops from Columbus Circle on the A and D trains, and moments to Yankee Stadium, the location has a lot to offer. Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
