Property Description for 304 West 89th Street, 9-CD

Brand New To Market! Looking for a spacious apartment in the heart of the UWS? Look no further: here is your opportunity to create your dream home by combining two contiguous apartments in a prime UWS pre war building designed by the renowned architect Rosario Candela! Bring your architect and design your very own spacious 3 (with a dining room or den) or 4 bedroom, 2 bath home on the top floor, encompassing two corners of the building, with N, S, W, and E exposures! Enter into an airy foyer which flows nicely into a bright great room that is open to a big, beautifully appointed, windowed and sunny, south facing chef's kitchen complete with maple cabinets, stainless steel counters. The stainless appliances include a Thermador stove, a large side by side Jenn-Air refrigerator and a dishwasher. What will be the large, privately situated primary bedroom suite is off the living room and has three closets. The renovated, windowed ensuite bathroom adjoining the bedroom boasts a Zuma soaking tub. The living room has new wide plank hardwood floors, skim-coated walls, crown moldings, high ceilings, tilt and turn windows for easy cleaning, and is extremely quiet to boot. The beautifully appointed, centrally located second bathroom has been recently renovated. This Rosario Candela designed (circa 1922) elevator building with a fabulous live-in super, who delivers packages to your door, a weekend porter, laundry room, storage lockers, and a separate freight elevator is sweetly situated on one of the most attractive and quiet tree-lined UWS streets just off Riverside Park. This boutique building has convenient access to every Upper Westside shopping, dining and cultural destination, not to mention all major transportation options. Pets are welcome and pied a terres are allowed on a case by case basis. Please note there is an assessment for $276.84/month until January 2024. Co-listing with Jonathan Conlon of Corcoran.

Upper West Side | Manhattan

Quick Profile

Bracketed on its east and west borders by massive city parks, the Upper West Side (UWS) is known for its greenery, stately and elegant townhomes, safe streets and great schools, all of which make it a very desirable neighborhood for families. The UWS has maintained its community feeling, making it attractive to young professionals and retirees, both of whom want a sense of belonging in the place they call home.

Here you’ll find many apartment buildings, especially those along Central Park West. Historic architecture abounds, anchored by four luxury co-ops - the San Remo, Majestic, Century and Eldorado apartments - all of which have two towers on their interiors. They were built in the 1930s and their design was predicated on a 1929 building code that imposed a height limit on residences facing the street. There are also impressive row houses near Riverside Drive throughout the W 70 and 80 Streets. Above the 90s, you will find smaller buildings where walk-ups are very reasonably priced.

There are several world-class museums and venues dedicated to the performing arts. Plentiful dining can be found in the UWS. You will find everything from quaint Jewish delis serving up bagels and a schmear to sophisticated fine dining that has earned multiple Michelin stars, and everything you could possibly want in between. There is also abundant shopping and a vibrant nightlife.
