Property Description for 247 West 122nd Street

A contemporary home in the heart of Harlem is exactly what you’ll find at 247 West 122nd Street. This multi-family townhouse sets a new standard for live-with-income properties as the owner’s duplex showcases the best of thoughtful, luxury design without sacrificing the quality of the three upper rental units.

Configurations abound to suit any lifestyle. In addition to desirable one-bedroom rental units that offer the opportunity for the owner to live virtually expense-free, the renovated parlour floor can be used as a guest suite, home office, or seamlessly combined with the owner’s unit to form a triplex.

There is easy to access all public transportation and a direct route to LaGuardia airport. When you require more urban nature beyond grilling or entertaining in your private backyard, Marcus Garvey Park, Morningside Park and Central Park are all nearby. Plus there are exciting culinary options up and down both Lenox Avenue and Frederick Douglass Boulevard.

Garden Floor Duplex:

A private entrance under the stoop leads to a stylish duplex that was gut-renovated and finished to exacting standards. From the entrance hall, one can see straight through the rear of the floor and out wall-to-wall glass doors into the garden. This is just the first of many excellent design choices. A bedroom is situated at the front of the floor and boasts a full bathroom that connects to it and the main hall. Gorgeous bathroom finishes include hexagonal marble tile throughout the bathroom, Grohe faucets, and a Toto toilet.

The majority of the floor is an open-concept great room with custom-stained white oak floorboards, sleek fixtures, and a luxury kitchen. This is truly a dream kitchen complete with a large Calacatta marble island, double electric oven, Wolf range and hood, and SubZero. Just past the living and dining areas, those aforementioned wall-to-wall glass doors open to a terrace and the garden below. This show-stopping outdoor space is ideal for entertaining with custom ipe wood fencing and built-ins, bluestone and artificial grass surfaces, a DCS grill, and music system.

The lower floor of the duplex is situated in the townhouse cellar. It is unique because of the amount of natural light it gets from the garden above via the ingenious use of translucent ceiling panels, the tall ceilings and access to the garden. There is a large family room with a built-in media center and bar as well as a bonus area that can serve as a home office or gym. There is also a full bathroom, laundry closet with stackable washer and dryer, and a separate room for mechanicals. All the mechanicals have been recently updated and in pristine condition.

Parlour Floor:

The parlour floor is a delight with twelve-foot ceilings and a fantastically renovated one-bedroom apartment. Just off the entryway to the unit are two large closets for coats and storage as well as a full bath with stylish tile and fixtures. The parlour front contains a large bedroom and another closet.

The rear of the floor is a dynamic space that functions as a great room. There is plenty of room for both seating and dining areas, and, more importantly, wonderfully wide windows to take in the garden views. The open layout also allows easy access to a large kitchen with a gas range, large stainless-steel refrigerator, new cabinetry and a L-shaped counter.

Third Floor and Fourth Floor:

The third and fourth floors of the townhouse both host spacious one-bedroom apartments. Each is flooded with natural light and has an extra-large main living room that flows into an open kitchen. The layout accommodates full-size appliances as well as ample counter and storage space. A full bathroom as well as a bedroom with a walk-in closet are situated at the rear of both apartments.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
