Property Description for 2098 Frederick Douglass Blvd, 6-M

Sit back, relax and enjoy a glass of wine or your morning coffee from your private terrace overlooking Central Harlem. This is just one of the many perks offered by this gracious 2 Bedroom 2 Bath condo at The Gateway. Sunlight pours in from your oversized, east-facing windows making your large living dining area feel warm and welcoming. An open kitchen complete with granite counters and large breakfast bar ensures there is plenty of space for more than one cook in the kitchen. Handsome wood cabinets, stainless steel appliances -- and everyone's pandemic necessity -- your own personal built-in wine cooler make this an ideal kitchen for a quiet night at home or a gathering. The master has it all -- north and east exposures, a customized walk-in closet and a dressing area or home-office nook - an added bonus in this day and age. The ensuite bath features Kohler fixtures and a jet soaking tub for when you need to wash away a stressful day. The second bedroom also faces east. A second full bath located off a hallway serves both the second bedroom and your guests. Can't forget the washer/dryer and pantry/Costco closet! Close to Central Park and Morningside Park - there is plenty of greenery all around you. Not to mention you are next to Harlem's restaurant row featuring Harlem Tavern, Vinateria and LeVain Bakery to name a few. You can get anywhere in a flash as both the B/C and 2/3 lines are a few blocks away. The Gateway has a 24 hour doorman and a resident Super. True Fitness Center (not just two bikes and a yoga ball), roof deck, rock garden and landscaped courtyard, community recreation room, additional storage, pet friendly and FHA approved. Tax abatement until 2032. First Showings Sunday, May 2nd

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
