Property Description for 130 Jackson Street, 1-B

Originally built in 1910 as a Civil War munitions factory, the Jackson Foundry in prime Williamsburg has retained many of its historic features including rolling fire doors, exposed brick, timber beams and cast iron columns. Apartment 1B is a two bedroom duplex and one of the largest residences at 130 Jackson Street, a highly sought after condo conversion rich in architectural detail and pre-war beauty. Apartment 1B is a one of a kind corner duplex spanning 1,663 square feet. It features 2-bedrooms, 2.5-baths, 13-foot ceilings, 9 windows, timber floors and a beautifully renovated open island kitchen. A northwest facing 7'' × 7'' picture window fills the living room with natural light and a versatile floor plan allows for multiple configurations. Because both bedrooms have en-suite baths and incredible storage space, either bedroom could be utilized as the primary. The bedroom downstairs features a wall of custom closets, several hidden storage spaces and a stunning freestanding tub with timber backsplash. There is also a chic full bathroom with a walk in shower on this level. Upstairs is the second bedroom which is wrapped in exposed brick and steel cased windows. This room truly captures the character of the building with the beams, columns, intricate woodwork, rolling iron doors and dramatic ceiling heights. The kitchen is a chef's dream and features a walk around island, tons of custom cabinets and millwork, state of the art appliances and integrated storage spaces. Tucked downstairs is one of the best features of the property: an utterly massive walk in storage room reminiscent of a suburban garage. Stacked laundry, custom shelving and tons of space to store bikes or have a separate home office, this room offers the creature comforts rarely found in city living. 1B also features central A/C + heat, custom blinds throughout, fully designed closets and thoughtful built ins throughout. 130 Jackson is three blocks from the Graham Avenue L train stop and minutes from McCarren Park. The 21-unit building is located on a tree lined block and offers residents a full time super, a wonderful roof deck with 360-degree views of Manhattan and Brooklyn and best of all, a J-51 tax abatement allowing for $24 in annual property taxes. There is currently a $185.75 assessment in place.

East Williamsburg | Brooklyn

Quick Profile

East Williamsburg is a mixed industrial neighborhood in Brooklyn, with many working factories that make everything from beer and wontons to clothing and concrete. You are likely to hear screeching, pounding and the deep thump of industrial machinery throughout the day. East Williamsburg has become a haven for artists and musicians of every description, who are attracted to the large open loft spaces of the converted industrial buildings. The area has attracted a younger crowd of 20- and 30-somethings that are drawn by affordable rents and a generally lower cost of living.

There is a rich history of immigrants from Puerto Rico and Italy, and oddly enough, they chose to settle on opposite ends of Graham Avenue, with the Italians on the north and the Puerto Ricans on the south.

Housing in the area consists of mid-rise apartment buildings, row houses, and public housing complexes. There are also smaller multi-family apartment buildings available. Lofts are becoming more prevalent as the older, abandoned factory buildings come up for sale and are converted into residential properties.

East Williamsburgfairly pulses with a creative vibe. There are unique shopping venues, numerous tiny coffee shops, interesting restaurants, and cafes, along with food trucks that frequent the area. The grocery stores are affordable and carry a wide variety of goods that appeal to the eclectic tastes of the neighborhood residents.

There is a vibrant bar scene, where you will find mostly local residents imbibing, so it is easy to make friends among your neighbors if you stop in frequently at your favorite watering hole. There are many interesting shops, bars and restaurants tucked in amongst the warehouses and factories. Many do not invest in elaborate signage, so it can be difficult to find some of the best spots. Keep an eye out for hand-painted signs on the sides of buildings with arrows pointing to nondescript, nearly invisible entrances.
