Property Description for 50 Lexington Ave, PH-H

50 Lexington Avenue, Penthouse H is a true penthouse for an extraordinarily affordable price. For one, it's actually on the top floor of the building. There are smashing skyline views from absolutely every window of this corner, two bedroom, two-plus bath home (even the kitchen). And it has outdoor space -- a sun-bathed balcony off the living room.

As soon as you enter Penthouse H, you'll feel the open- and airiness. The kitchen, open to the living area, has granite countertops and stainless appliances, including a Miele dishwasher, and a picture-perfect view of the Met Life Clocktower.

The spacious living area filled with sunlight during the day and the sparkling lights of the skyline at night, accommodates both dining and living, culminating in huge corner windows and glass sliders that open to the balcony and views to the Freedom Tower and beyond. The views do not end there.

The en suite master bedroom shares the southern view and has room for a king bed and then some... some gym equipment, a home office or lots of bedroom furniture. It also has a surprisingly large walk-in closet.

Completely separate at the north end of the apartment is a guest bath and another king-sized bedroom with phenomenal northern skyline views and another king-sized walk-in closet. If you only need one bedroom, make this your home office, your guest room or your gym!

Certainly not to be left out is the walk-in closet in the entry foyer. It is already plumbed for a powder room or, if 2 full baths are enough, you can create your own laundry room.

50 Lexington Avenue Penthouse H is in an amenity-rich building with a full-time doorman, porters, a live-in super, a lap pool with a lifeguard, a health club, and a fabulous roof deck with 360 degree views - all included in the maintenance. The elevators and hallways were just renovated and facade work completed. There is storage (by wait list) for a fee. This very flexible coop runs like a condo, with unlimited subletting after a year of residency and allowing purchasing for or with family members, guarantors and pets.

The central location is top-notch for users or investors. The neighborhood is going through continued growth, with new luxury condominiums, hotels, an Equinox health club on the block, Madison Square Park and Eataly down the street, as well as some of the city's best restaurants and shopping.

All showings require at least 24 hours' notice with covid docs in the day before. Contact the Exclusive Agent for all questions or to schedule a private appointment. Capital contribution of 3 months of maintenance is payable by the buyer.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
