Property Description for 198 Devoe Street

Designers Dream! Stunning Semi-Detached 2-Family home on one of the best blocks in the neighborhood, Devoe St. This beautiful home was fully rebuilt from the ground up just over 20 years ago, leaving you with the luxury of doing custom cosmetic renovations to your taste without having to upgrade any major systems. Currently configured as a 3.5 bedroom/1.5 bath duplex on the first floor into the fully finished basement and a spacious 2 bedroom/1 bath unit on the top floor, this home is perfectly situated to allow for plenty of room to live and grow in the owner's duplex while still getting rental income upstairs, or it can easily be reconfigured into a massive designer 1-family home if you're craving even more space. Thanks to being semi-detached you aren't restricted in your layouts by having windows only in the front and back of the house, you benefit from extra windows on your southwest exposure giving you extra light to your middle rooms on all three levels. The open southern exposure yard is flooded with sunlight all day, and with three means of accessing the yard from either the basement, the first floor or directly from the front using the alleyway you're not restricted in what unit can use it or how access to the yard can be granted. Planning to have a COVID safe get-together? Guests can enter directly through the alleyway to the yard and not have to enter into your house. The alleyway also allows for private bicycle/motorcycle storage without having to leave either on the street or attached to your front gate. The upgrades did not stop when this house was completely rebuilt, the current owners are always improving when they can including a brand new concrete slab and all new window wells in the yard (providing even more light to downstairs) and having the roof redone all in the last year, new sidewalk in the front of the house just two years ago, newly replaced water heater and much more. Comfortably sized 20 x 80 lot with additional FAR remaining, check with your architect to see if you can add even more space if desired. This quality of home is a rarity in this neighborhood, although it's perfectly move in ready it's a magnificent blank canvas ready for your personal touch.

East Williamsburg | Brooklyn

Quick Profile

East Williamsburg is a mixed industrial neighborhood in Brooklyn, with many working factories that make everything from beer and wontons to clothing and concrete. You are likely to hear screeching, pounding and the deep thump of industrial machinery throughout the day. East Williamsburg has become a haven for artists and musicians of every description, who are attracted to the large open loft spaces of the converted industrial buildings. The area has attracted a younger crowd of 20- and 30-somethings that are drawn by affordable rents and a generally lower cost of living.

There is a rich history of immigrants from Puerto Rico and Italy, and oddly enough, they chose to settle on opposite ends of Graham Avenue, with the Italians on the north and the Puerto Ricans on the south.

Housing in the area consists of mid-rise apartment buildings, row houses, and public housing complexes. There are also smaller multi-family apartment buildings available. Lofts are becoming more prevalent as the older, abandoned factory buildings come up for sale and are converted into residential properties.

East Williamsburgfairly pulses with a creative vibe. There are unique shopping venues, numerous tiny coffee shops, interesting restaurants, and cafes, along with food trucks that frequent the area. The grocery stores are affordable and carry a wide variety of goods that appeal to the eclectic tastes of the neighborhood residents.

There is a vibrant bar scene, where you will find mostly local residents imbibing, so it is easy to make friends among your neighbors if you stop in frequently at your favorite watering hole. There are many interesting shops, bars and restaurants tucked in amongst the warehouses and factories. Many do not invest in elaborate signage, so it can be difficult to find some of the best spots. Keep an eye out for hand-painted signs on the sides of buildings with arrows pointing to nondescript, nearly invisible entrances.
