Property Description for 304 Court Street, 2

Private parking, exceptional outdoor space, and three exposures in beautiful Cobble Hill!

Enter through your private street entrance or via your oversized 1-car garage on Degraw Street. Go up the marble stairs into your tranquil and spacious duplex. To your left, you have a recently renovated kitchen and dining area with new stainless steel appliances and abundant cabinet space. Straight ahead, you have a corner living room with two exposures, which lets in incredible light and affords views of quintessential and quaint Court Street. Off the living area is an updated half bathroom with a new vanity and crisp white tile.

Off of the kitchen is the gargantuan outdoor terrace, re-done with pavers. This yard-sized space can fit a table, sofas, chaises, a grill, plants--you name it, you can have it.

Back inside, ascend the stairs to the second floor of your duplex, where you'll first find the spacious primary bedroom. Here, you have south and east views and a large double closet. On this floor you'll also find a spacious second bedroom with a double closet, a two-windowed home office with glimpses of the Manhattan skyline, and a full bathroom featuring new fixtures, tiling, and even a bidet.

The entire apartment is freshly painted, has new hardwood floors, new electric in the wall (featuring ethernet connections in every room and hook-ups for wall-mounted televisions), and new light fixtures. The property has a video intercom/camera on both floors for ease of access and entry.

Back on the ground floor, you'll find your very own garage (with an entrance directly into the unit). You'll have space for your car, bikes, strollers, a Vespa--the list goes on.

Nowhere else in this picturesque neighborhood will you find something like this -- parking, an elevated private outdoor terrace, and space for all life's needs -- in a neatly renovated and well-maintained package where Cobble Hill meets Carroll Gardens.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
