Property Description for 288 Leonard Street

Extremely rare, mint two family home in Williamsburg. Everything about this home has been reimagined from the elegant living space to the standout facade of "architect grade" cedar. The home is three stories and consists of a three bedroom "owners" duplex with a private backyard and a two bedroom investment apartment or in-law suite with an expansive roof deck. On the main level, you walk into an open floor layout with one bedroom, living/dining, and the open kitchen. There is hardwood floors throughout and, just as impressively, ceilings with reclaimed wood beams. The windowed kitchen is appointed with custom cabinets from Leicht; Bosch cooktop, oven, microwave, and dishwasher; Marvel stainless steel refrigerator; and a true venting hood. This airy and open space flows naturally to the dining and living rooms. Right off the dining room is the backyard with a separate patio area for grilling. Massive windows open to a full 90 degrees letting in light and air. Downstairs, you have the second bedroom and the primary bedroom with a walk-in closet. The en suite bath features a two person deep soaking tub with rain shower, heated floors, and Duravit and DXV fixtures. One level below, there is a finished basement featuring stone walls. This space would be fantastic for a wine cellar, game room, gym, media room, playroom, or work space. There is also a washer/dryer.

The upper most level is a separate two bedroom, one bath home. The kitchen features the same appliances and fixtures of the main unit. Oversized windows in the living area let in great morning light. The floor to ceiling windows in the bedrooms give you a lot of sky and sunsets. There is a tenant in place until June 2022. This provides instant income generation. Above, there is a roof deck with two separate seating areas and glass railings. The building is zoned for R7A and the foundation has been reinforced as part of the renovation. This home is outfitted with a split-unit H/C system which offers multi zone flexibility and is very efficient and quiet. Low monthly taxes. Located just a block from the L and G trains, commuting is a breeze. Great local bakeries and butcher shops meet the ever expanding list of restaurants and bars in this historic part of Williamsburg.

Williamsburg | Brooklyn

Quick Profile

Equal parts family-friendly and millennial haven/nightlife destination, Williamsburg offers the best of all worlds. Whether by night or by day, the ‘Burg has endless options for every type of personality and interest--which has only increasingly become the case after the neighborhood was rezoned in 2005. With the floodgate opened for more varied types of businesses, Williamsburg saw one of the highest rates of development in the past decade than any other part of Brooklyn.

Referred to as “Little Berlin” for its late night and club-oriented nature, Williamsburg works as hard as it plays. Apart from the Clubland concentrated around Wythe Avenue, there is also a slew of offices (like 25 Kent Avenue, a sprawling eight-floor, 500,000-square foot waterfront building) and co-working spaces such as WeWork, The Yard and Green Desk that make it an ideal location for the corporate-, startup- and tech-oriented set.

With more offices setting their sights on this part of Brooklyn, it only makes sense that more people want to live close to where they work. Apart from your average walk-up apartment, W-burg has famously become home to numerous condos along the waterfront that continue to grow and expand in concert with the businesses and corporate hubs that have entered the environment.

Even with its many and undeniable changes, however, Williamsburg remains an arts-friendly community, particularly with regard to music and literature. While DIY spaces have come and gone, certain staples have persisted to become institutions that still provide a place for up and coming musicians to perform. On the literary front, long-standing indie bookstores like Spoonbill and Sugartown and Book Thug Nation have paved the way for others to cross the river, namely McNally Jackson Books.
