Property Description for 111 Fulton Street, PH-107

Corner duplex penthouse at The District, the largest home in the building! Currently laid out as a two bedroom, two and a half bathroom, #PH107 is an easily convertible three bedroom home that is brand new to market. The home benefits from nearly 2,200 square feet of interior space and a one-of-a-kind 1,150 square foot wraparound terrace, complete with a hot tub. Enter into the duplex to be stunned by how bright it is, with floor-to-ceiling eastern and southern facing glass surrounding the massive open-plan living/dining room. The high ceilings make the space feel airy and open, and there are sliding doors on all sides that spill out onto the huge terrace. The kitchen has been upgraded and has chef's appliances as well as new cabinetry, and includes a wine refrigerator and ample storage and preparation space. On the ground level there is also a powder room. The terrace itself surrounds the apartment, and has a jacuzzi hot tub, planters, and enough space for multiple seating areas and large tables. Upstairs in the duplex are two very large bedrooms with en-suite baths. The primary bedroom is on the southeast corner of the penthouse, and has an enormous primary bathroom with double vanity, soaking tub and stall shower, as well as a window. The secondary bedroom upstairs enjoys ample storage and faces east. Also up on the top floor of the duplex is a brand new washer/dryer. The home has multiple zones of central air, comes with a storage unit, and is pin-drop quiet due to double-paned glass throughout. The District is one of the Financial District's best condominiums, with full amenities, including a swimming pool, cold plunge pool and hot tub, 12,000 square foot rooftop deck, 24/7 fitness center, lounges, and a cinema, as well as a full time doorman. It is located just a stone's throw away from the Fulton Street Center, World Trade Center, Brookfield Place, and the blossoming South Street Seaport.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
