New and move-in ready: Brooklyn's best value for spacious and design-conscious studio living-

Welcome to The Brooklyn Grove at 10 Nevins, a new luxury condo development with full amenities and convenient access to the area's best retail, restaurants and transportation. In the heart of downtown Brooklyn and at the nexus of Boerum Hill, Fort Greene and Brooklyn Heights, this rare, 535 sq. ft. studio apartment is nestled in the building's most quiet and light-filled street (Livingston). The home's design by ODA Architecture offers a distinctive and functional layout, and is ideal for a buyer with a discerning eye and expectation for style and quality.

Featuring high ceilings, oversized windows, wide white-oak floors, and well-defined kitchen, bath and living spaces, this home feels undoubtedly more expansive than other studio apartments in the building and neighboring developments. The large and fully-equipped kitchen features Bosch appliances, tasteful Caesarstone countertops and stone backsplash as well as custom rift oak cabinetry - all in a timeless color palette. Enjoy an expansive bathroom with spa-like features and high-end finishes, including Fior De Bosco marble vanity tops, Santa Maria stone tile walls and Waterworks fixtures. In addition to a large, two-door closet, the unit has a dedicated Bosch washer/dryer and laundry closet with upgraded Container Store shelving. To further maximize storage space, this sale comes with a PRIVATE STORAGE UNIT in the basement. The energy-efficient central air system offers comfort and convenience.

The unit can be sold as entirely furnished, making it truly turnkey. Buyers are eligible for the NYC Co-Op/Condo Property Tax abatement when using as a primary residence. Amenities included in the monthly common charges: fitness center equipped with Peloton bike and yoga studio; 40-foot skylit indoor lap pool and changing rooms; lounge with kitchen and private dining area; child's playroom; pet spa; two rooftops with gas grills and seating (reservation system recently implemented to control capacity and ensure social distancing); additional laundry facilities in basement; 24-hour doorman with cold storage available; intercom access down to lobby; live-in super.

1 block walk to B/Q, 2/3 trains and a few stops from Manhattan. Nearby, you will find Whole Foods, Trader Joe's, Dekalb market and Target (within City Point), Devocion coffee shop, the long-awaited Ace Hotel, and many restaurants in nearby neighborhoods of Fort Greene, Boerum Hill, Brooklyn Heights and Downtown Brooklyn.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
