Property Description for 120 Boerum Place, 3-H

A renovated duplex loft condominium with a private roof deck and open views on the border of two of Brooklyn’s most coveted neighborhoods: Cobble Hill and Boerum Hill.  Upon entry to this voluminous home, one is immediately struck by the soaring high ceilings of the tremendous great room featuring dedicated spaces for proper living and dining areas, and an additional flexible den alcove complete with a closet and a brilliant contemporary sliding panel system allowing for the space to be separated. With the addition of a wall, the den could also easily convert to a proper additional sleeping area or home office. The dramatic chef’s kitchen is outfitted with stainless steel appliances, glass penny-tile backsplash, and an unprecedented amount of storage as a result of the double height white lacquered cabinetry that reaches all the way up to the high ceiling. Caeserstone countertops extend from the kitchen to form a custom curved breakfast bar complete with drawers that can double as office space. A full bathroom complete with a tempered glass enclosed multi-jet shower stall, built in shelving, and a vanity with cabinets and drawers is also on this level of the home, as is an LG stackable washer/dryer.  A skylit staircase leads to the primary suite on the upper level of the residence. With two exposures, the spacious bedroom features a windowed office/vanity alcove, fitted walk-in closet, and easily accommodates king sized furniture. The en-suite bathroom is equipped with a deep Kohler soaking tub and a Carrera marble topped vanity. A large private roof deck bathed in sun awaits behind floor-to-ceiling sliding glass doors, which natural light pours through for the majority of the day.  Ample storage including fitted closets and a spacious overhead nook, hardwood floors, ductless AC, and open layered views including treetops, townhouses, and the high rises of Downtown Brooklyn are throughout this incredible home.  Originally built as a manufacturing factory in the early 20th century, the Skytrack Condominium is a pet-friendly building featuring a newly renovated lobby, resident super, package room, garage, and roof deck with a famed elevated walking track surrounding it. With an additional entrance on Dean Street, 120 Boerum Place is nestled comfortably between the unbelievable restaurant, cocktail and shopping options on Court and Smith Streets, around the corner from Trader Joe's and Sahadi's on Atlantic Avenue, and an easy walk to Brooklyn Bridge Park. This boutique condominium offers convenient access to almost every subway line in New York City including the 2, 3, 4, 5, A, C, F, G and R trains.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
