Property Description for 304 West 115th Street, 2-A

Searching for private outdoor space? A 250+ square foot terrace off the living room of this expansive 3BR, 2BA apartment is just one of the many features that make this home a rare and special find in the heart of Harlem. Unit 2A features 9’ ceilings throughout and a sunny, oversized great room with plenty of space for meal preparation, dining, and relaxing. The large chef's kitchen includes abundant cabinetry, granite countertops, a glass subway tiled backsplash, and an expansive center island that serves as a breakfast bar for casual meals. Custom overhead lighting distinguishes the formal dining area, and a generous living space lends itself to a variety of floor plans and can easily accommodate ample seating for family and friends. Off of the living room is the star of the unit: a massive, north facing terrace overlooking tree-lined 115th street. This lanai serves as the perfect three season respite for open-air dining, working, or lounging… and in winter, you can refine your snowman artistry in the privacy of your own home. On the other side of the apartment, three bedrooms and two bathrooms invite you to relax and unwind. The generous master suite features custom closets (one is a walk-in) and a double vanity bathroom with glass shower stall. The second and third bedrooms are separated by a windowed bathroom, and just across the hall is a large closet housing a vented, stacked washer/dryer. In addition to its luxurious 1375 interior square feet, unit 2A also trades with a private storage space in the building’s basement. Harlem Horizon is a boutique, 15 unit condo built in 2005. Building amenities include an app-based video intercom security system, virtual doorman service, package room, bike storage, and a stunning roof deck with views spanning for miles at the top of its nine stories. The apartment is surrounded by a plethora of restaurants, bars, and coffee shops, including Melba’s, Double Dutch, and Mess Hall; get your grocery shopping done at the soon-to-open Lidl, or Whole Foods on 125 Street (Trader Joe’s just signed a lease on 125th Street, too!) Steps away is verdant Morningside Park, with its farmer’s market, playgrounds, and fields, and a quick walk to the top of Central Park reveals Lasker Ice Rink and Swimming Pool as well as the distinctive north woods. Transportation is exceptionally convenient – just one block to the cross town bus and the B,C train on 116th street, or walk up to 125th Street to catch the express A/D trains. Priced at under $1,500,000, this urban oasis quite simply checks all the boxes. What are you waiting for?

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
