Property Description for 268 East 4th Street, 5-CD

Welcome home to this warm and inviting, extra-large, bright and sunny high-floor three bedroom, 1.5 bathroom, mint-condition prewar home with rich oak floors, three exposures, extraordinary all-day sunshine, roofline & open city views on a quintessential, tree-lined East Village block.

#5CD features three full bedrooms, a large, windowed kitchen with granite countertops, stainless steel appliances and abundant cabinet storage, and very low maintenance. 268 East 4th Street is a five-floor, 12-unit 1923 co-op that was renovated in 2000. Amenities include a central laundry room, shared garden, covered bike storage, video security, and live-in superintendent.

The East Village is known for its vibrant restaurants and cocktail dens. During the day, however, the neighborhood slows down and has a tranquil feel. A meander down a leafy side street or around Tompkins Square Park reveals plenty of prewar buildings, which lend the East Village its old-fashioned charm.

268 East 4th Street is an HDFC Cooperative with household income caps set at 165% of AMI: 1 resident $137,940, 2 residents $157,575, 3 residents $177,210, 4 residents $196,845, 5 residents $212,685.

Quick Profile

The East Village has two distinct moods. By day, it is quiet and peaceful. Everyone is out and about, either working or relaxing at Tompkins Square Park, strolling or jogging along the East River, or hanging out in one of the subsets of cultural activity, such as St. Mark’s Place.

But then night falls, and the East Village comes to life, keeping the entertainment and nightlife going long after the other neighborhoods have called it quits for the night. People from all five boroughs flock to the dive bars and speakeasies, head for their favorite cafes and restaurants, or drop in to a music venue to listen to hot tunes or cool jazz and dance the night away. Don’t worry, you don’t have to “know somebody” to gain admittance to even the most popular venues. You won’t find velvet ropes, bouncers, or and a waiting list at the door of most places. Just walk right in and enjoy yourself.

Be prepared for the increased population during fall through spring, when NYU is in session. College students will be everywhere, contributing to the youthful essense of the neighborhood.
