Property Description for 478 Greene Ave

478 Greene Avenue sits on an exquisite row of 16 Queen Anne townhouses designed by famed Brooklyn architect Amzi Hill. It is located on a charming block on the Clinton Hill/Bed-Stuy border. This completely and thoroughly renovated townhouse is comprised of a 5-beds, 2.5-baths upper triplex, a separate floor thru garden apartment and three outdoor spaces. The south-facing, back garden and parlor floor deck are a sublime oasis.

The compelling architecture that begins at the faade is carried throughout the interiors, and highlights this unique property. The parlor floor invites you into a stylishly updated floorplate with a curated entry, high ceilings, great light and many well-preserved, original details. There are new white oak hardwood floors thought-out, and a terrific array of designer light fixtures populate the whole triplex home. The jewel of the parlor is the incredibly well-appointed kitchen with marble countertops, a 48" GE Monogram fridge, GE cafe model range with a vented hood, Bosch dishwasher and an Insinkerator. With its large island and plenty of pantry and storage space, the kitchen along with the back parlor deck perfectly sets up for an amazing indoor/outdoor lifestyle that accommodates both superior entertaining and your everyday kitchen needs. There is also a perfectly placed powder room.

The third floor has two bedrooms that share a deluxe, subway-tiled bath with basket weave marble floors. The spacious front room receives incredible light through its unique front aperture, and has painted millwork that doubles as a library and home office. The back bedroom is being used as a family room and contains a laundry area with full sized LG washer and dryer. At the top floor, you find the primary bedroom with a window and door ensemble that leads to a charming Juliette balcony. There is a large walk-in closet for the primary suite. Two additional beds and another well-furnished bathroom complete this level.

Mechanical upgrades include: all new electric main service, all new electric throughout house, all new plumbing to bathrooms and kitchen, newly renovated rental apartment (never occupied), gas boiler (2019), hot water heater (2020) and Mitsubishi MR slim Mini Splits (HVAC) in each room. There are all new noise eliminating windows for the entire house. The house has a Honeywell hardwired alarm system, Nest thermostat and Nest fire-CO2 detectors.

Located in the desirable Clinton Hill/Bed-Stuy border on a lovely tree-lined block. Trendy restaurants and shops are within a single block radius in all directions. Easy walk to transportation: G at Bedford Nostrand, C/S at Franklin, A/C and LIRR at Nostrand.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
