Property Description for 262 Bond Street, 1

Enter into this eco-friendly sanctuary, where huge windows allow for exceptional light, high ceilings create dramatic scale, and multiple outdoor spaces bring in greenery. Located where Boerum Hill, Gowanus, and Carroll Gardens meet, this is a duplex unlike any other in a location close to everything.

Be greeted by the recently resealed faade of metal and steel with a rustic patina, and enter into your private and peaceful living space with 10 ceilings. Three large wood-framed windows draw in daylight, and are juxtaposed with design touches that harken back to the buildings former industrial life: exposed brick and concrete walls meet concrete resin floors, and a center metal staircase in a shade of light red adds a subtle pop of color. Designer lighting, a powder room, a washer/dryer, and a massive storage area for bikes and more under the center staircase complete the first floor living space. The kitchen will make any chefs dreams come true. Custom cabinetry with metal pulls stands beautifully next to a Bluestar Range and Thermador vented hood. A KitchenAid Double Refrigerator, KitchenAid dishwasher, and Viking built-in microwave complete the appliance package. Thick granite countertops and a steel farmhouse sink pull it all together. The kitchen flows into the dining area, which has a wall of windows, more cabinetry and counter space, and a sliding door that takes you out to the stunning and private courtyard patio. Textured glass, aged brick with crawling green vines, and plantings create a serene outdoor space with room for sofas, chairs, and a grill.

Upstairs, youll find perfectly restored hardwood floors, and a spacious den with views to the inner courtyard as well as two massive custom closets. The primary suite is separated by reclaimed wood and steel sliding doors, and has three large windows, a windowed home office, and a massive custom closet. A second bedroom has three more windows, and a double closet. Also on this floor is a windowed spa bath with stylish stone flooring, subway tile, a deep soaking tub with a double showerhead, and Toto toilet. The custom vanity with concrete counters adds function and beauty to the space.

Ascend to the third and final level to reach the rooftop terrace of over 800 square feet. Grow an herb garden, host dinner parties and cocktail hours, or simply sit out in the sun with a book. There is room for all sorts of activities atop this picture perfect home. With both water and electric hook-ups, youll be able to entertain seamlessly.

Custom shades, NEST-controlled central heating and cooling, ceiling fans, and recessed lighting on dimmers make this home comfortable and serene. This well-cared for 2-unit condominium was built as a warehouse in 1942 and re-created in 2007 using sustainable, recycled, and energy efficient materials. It is near to all the excellent dining and amenities of the neighborhoods that surround it including Claro, Public Records, Pig Beach, and Rucola, as well as the F, G, and R trains.

Gowanus | Brooklyn

Quick Profile

Gowanus is a colorful neighborhood with an industrial aesthetic, tree-lined streets, historic structures, as well as luxury condos and rental buildings. It has a great art scene, fantastic eateries and bars and a 1.8-mile canal that snakes through most of the neighborhood. The variety of elements make it a desirable place to live.

The neighborhood is on the crest of a major change due to a recently passed rezoning plan that will allow more residential construction. Especially around the Gowanus Canal where construction was once prohibited. The plan will bring new jobs, affordable housing, and create a neighborhood with walkable green spaces and amenities. It’s safe to say that change is coming to Gowanus.

Gowanus is bounded by Hoyt Street to the west, 4th Avenue to the east, Warren Street, Baltic Street and Wycoff Street to the north, and Gowanus Expressway to the south.

The neighborhood is named after Gouwane, a chief in the Canarsie Indian tribe. His name, according to the history books, translates to “the sleeper.” Other historic accounts say that the Gowanus name comes from the Dutch word gouwee, which translates to the word bay. Based on early New York History surrounding Dutch settlers and native tribes, both accounts seem plausible.

Gowanus began development as far back as the 1630s when the Dutch arrived. They began building farms and soon realized the marshy lands they settled were not the best for growing crops and farming. They began damming up certain areas of the land with hopes of creating better soil and powering their windmills. This was the beginning of the formation of the Gowanus canal.

The natural estuary was once brimming with oysters and fish. But in the 1800s, the canal was turned into an industrial and transportation waterway. In the mid 1900’s, industrial factories like manufactured gas plants, paper mills, and other businesses opened along the canal and casually polluted the water. It’s cleanup efforts have come a long way but there is still much work to be done.

The newly approved Gowanus rezoning plan has caused lots of buzz this year. Mayor Bill DeBlasio's plan will rezone 82 blocks which will pave the way for an estimated 8,500 new apartments, 3,000 of which would be offered to low and moderate-income New Yorkers. The plan includes major improvements to the local infrastructure. Although the rezoning plan might not create a housing boom today or tomorrow, proponents say the rezoning sets the stage for major growth in Gowanus in the decades to come.

The F, G, D, N, R, and W subway lines service the Gowanus neighborhood.
