The design is intended to meet the general criteria of the NYC Landmarks Preservation Commission for a Certificate of Appropriateness.

Interior Spaces The proposed residence, designed within the allowed floor area of its zoning lot (TO BE CONFIRMED), offers nearly 9,000 square feet of interior space on seven levels, including a 1,500 square-foot living room, a 900 square-foot, two-story tall garden room and kitchen, seven bedrooms (four with en suite layout), five full bathrooms, and three half-baths. A private elevator serves all of the residences levels, including the spa/pool and the roof terrace. Exterior Spaces Almost uniquely for Manhattan, the residence features five distinct outdoor spaces, including a 2,500 square-foot roof terrace, 1,200 square-foot rear garden, and two 250-foot private terraces, for a total of nearly five thousand square feet of landscaped outdoor space.
