Property Description for 264 Bainbridge Street

A renovated and charming single family townhouse bathed with natural sunlight with a stunning outdoor oasis in Bedford Stuyvesant.  After passing through a handsome mosaic tiled vestibule, one immediately notices newly finished wide plank white oak floors, an entire wall of exposed brick, and a gorgeous fireplace in the living room.  A lovely powder room with a wall mounted sink is perfectly positioned off this room for guests, and an incredible eat-in kitchen with dramatic wood beamed ceilings, more exposed brick, and a decorative fireplace is steps away.  Equipped with stylish Zinc countertops, a subway tile backsplash with exposed shelving, top-of-the line appliances including a vented Bertazzoni range and integrated Bosch dishwasher, the eat-in kitchen also includes a door leading to a stairwell down to the incredibly spacious garden. The exquisite outdoor oasis of this residence includes a bluestone patio with ample room for a large dining table and grill, a lawn with landscaping on both sides, and a fun, stylish cabana with sliding barn doors to enjoy shade breaks in from the bright, southern light the garden receives. A dramatic and bright skylit staircase painted in an attractive blue leads to the upper level of the residence where two bedrooms and a full bathroom await. At the top of the stairs, a spacious landing easily functions as a home office.  Both bedrooms are absolutely filled with light, and the primary can easily accommodate king sized furniture.  With subway-tiled walls and a marble hexagon mosaic floor, the luxurious windowed bathroom features a clawfoot tub and is fitted with Toto and Kohler fixtures. With its own separate entrance, the lower level offers an incredible amount of flexibility and can suit nearly any need including an in-law suite, informal den, or additional bedroom.  A newly installed floor with a black and white geometric pattern offers the perfect amount of funk to compliment the rest of this wonderfully eclectic home. An additional full bathroom is on this floor, as is a wet bar with a refrigerator and butcher block countertops, and a Whirlpool stacked washer and dryer set.  This level has its own door to the garden as well. With insanely low taxes, this is the perfect opportunity to purchase an entire townhouse on a nearly 100' lot with condo pricing. While this home works perfectly as is, the opportunity to expand presents itself with 1,249 square feet of unused FAR.  Please consult your architect for verification and more information.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
