Property Description for 252 Richardson Street, 3-A

Rare 1420 square foot Penthouse, 3 bedroom, 2.5 bath with private rooftop. Perched above two of Brooklyn's most vibrant neighborhoods, Greenpoint and Williamsburg, this grand-scale three bedroom, two and a half bathroom third floor walk-up duplex condominium offers an exceptional urban refuge to call home. Entering via a peaceful foyer, the home opens into a loft-like, light-filled living room, dining area, and generously sized chef's kitchen. Ideal for entertaining, this gracious floor plan presents amazing flow and livability. Guests will notice three oversized windows as well as glass sliding doors, opening onto a balcony off of the kitchen. The newly renovated chef's kitchen features black granite countertops, an imported Italian stone tiled floor, new GE stainless-steel appliances, a Miele dishwasher, and a GE vented range. Situated conveniently off of the foyer is a charming powder room, perfect when entertaining. A hallway leads to two generous bedrooms, one of which features Timorous Beasties silk wallpaper, a walk-in closet and an en suite bathroom with bathtub. The second bedroom, which could easily transform into an office space, also boasts a generous closet. This thoughtfully-designed, centrally climate-controlled penthouse has a whirlpool washer/vented dryer on the main level. A notable customization throughout is the Hue design lighting system: smart-controlled lifetime lighting, enabling various lighting options to set any mood. Ascending to the upper floor, you enter a spacious landing, a bonus living space featuring a full wall of custom closets; offering a host of potential uses to the owner. The oversized main bedroom retreat features a large walk-in closet, a split system air conditioner/heater, remotely powered blinds, and new sound-proof windows showcasing a peaceful roof garden view. This respite also presents an attached bathroom featuring Italian stone, a standing shower, and a Toto electronic toilet. Maple floors, high ceilings, generous storage, new lighting fixtures throughout, and a Nest thermostat system further enhance this urban sanctuary. Perhaps the most enjoyable aspect of this home, however, is the breathtaking private roof deck, accessible directly from the upper level of the home. This spacious, private haven has unrestricted views of trees and sky. It is an ideal setting for dining, entertaining, gardening, or simply for meditation, yoga, or re-charging. This year, the private roof was waterproofed with a new membrane and the roof access door was replaced with a new fire-resistant door to keep up with new regulations. This building is professionally managed with a full-time super and features a video intercom system and 24/7 security with cameras positioned in the common areas and around the building's perimeter. Pets are permitted. Enhanced by the wonderful restaurants, bars and shops of the lively Graham Avenue area, you will be just minutes from amenities at the Williamsburg waterfront.

East Williamsburg | Brooklyn

Quick Profile

East Williamsburg is a mixed industrial neighborhood in Brooklyn, with many working factories that make everything from beer and wontons to clothing and concrete. You are likely to hear screeching, pounding and the deep thump of industrial machinery throughout the day. East Williamsburg has become a haven for artists and musicians of every description, who are attracted to the large open loft spaces of the converted industrial buildings. The area has attracted a younger crowd of 20- and 30-somethings that are drawn by affordable rents and a generally lower cost of living.

There is a rich history of immigrants from Puerto Rico and Italy, and oddly enough, they chose to settle on opposite ends of Graham Avenue, with the Italians on the north and the Puerto Ricans on the south.

Housing in the area consists of mid-rise apartment buildings, row houses, and public housing complexes. There are also smaller multi-family apartment buildings available. Lofts are becoming more prevalent as the older, abandoned factory buildings come up for sale and are converted into residential properties.

East Williamsburgfairly pulses with a creative vibe. There are unique shopping venues, numerous tiny coffee shops, interesting restaurants, and cafes, along with food trucks that frequent the area. The grocery stores are affordable and carry a wide variety of goods that appeal to the eclectic tastes of the neighborhood residents.

There is a vibrant bar scene, where you will find mostly local residents imbibing, so it is easy to make friends among your neighbors if you stop in frequently at your favorite watering hole. There are many interesting shops, bars and restaurants tucked in amongst the warehouses and factories. Many do not invest in elaborate signage, so it can be difficult to find some of the best spots. Keep an eye out for hand-painted signs on the sides of buildings with arrows pointing to nondescript, nearly invisible entrances.
