Property Description for 252 Seventh Ave, 11-O

Introducing #11O at 252 Seventh Avenue - An incredible 2-bedroom, 2-bathroom loft at the prestigious Chelsea Mercantile, full of bespoke details and in mint condition. This turnkey residence is in the coveted O line and is beautifully spread over 1,560 square feet, offering one of the largest kitchen floor plans and custom granite islands in the building.

A gracious foyer welcomes you to an open-concept living area that is over 37 feet deep, with soaring 11-foot ceilings and an entire wall of oversized windows facing east, allowing sunshine to pour in all throughout the day. Just off the living room is the spectacular primary bedroom, with a wall of windows at one end and anchored by a beautifully airy en-suite bathroom with crisp royal blue and white tiling, double vanities and a custom stone bath. This deluxe bedroom can easily be converted with an additional bedroom (see alternative floor plan for design inspiration). The secondary room, currently being used as a home office, is full of special details. French doors open to a spacious and tranquil room, highlighted by a custom Murphy bed and built-in closets; a second full bathroom with a stall shower can be found just past the French doors.

The chef's kitchen is perfect for entertaining, with a five-burner gas range and oven, Sub Zero refrigerator, dishwasher, custom lighting, and a custom granite island which flows seamlessly into the spacious dining area. There is abundant closet space in the residence (in addition to a private deeded storage unit), and a washer/dryer is installed in the loft. With its incredible proportions and light, an overabundance of value-added custom details, and affordable monthly carrying costs for its prime Chelsea location, #11O at the Chelsea Mercantile will be a source of joy for any homeowner in the years to come.

Formerly an early 20th century "woolens building" where fabric and textiles were manufactured, the Chelsea Mercantile today is a blue-chip condo at the heart of Chelsea. The soaring cathedral-like lobby sits under a rotunda, enchanting residents and visitors alike with its terrazzo flooring with inlaid Moroccan tiles. The building features a full-time doorman, live-in resident manager, concierge, valet service, storage facilities, a Whole Foods on the ground level, fitness center with yoga area, a children's playroom, a garage (accessible from the building's lobby level), all crowned by a furnished 10,000-square-foot roof deck with 360-degree panoramic views across the river to the Statue of Liberty - the perfect vantage point for summertime fireworks and evening soirees. The Chelsea Mercantile is conveniently situated for public transportation, with the M20 bus stop right in front of the building and 1/C/E/F/M trains and the M23 crosstown bus all within a one block radius.

A $358.54 Local Law 11 monthly assessment through February 2022 is in place.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
