Property Description for 149 West 12th Street, 1-3

You'll enjoy hygge living in the heart of Greenwich Village. This smartly designed and well-appointed studio is the perfect pad for your frequent or occasional stays in New York or for those who like to live unburdened. Hygge (hue-gah) is the Norwegian concept of a feeling of warmth, coziness, at-homeness. This renovated space has high ceilings, hardwood floors, and an almost-loftlike vibe, despite its diminutive size.

Because the building policies are so favorable to subletting, the new owner will be able to use this property in a variety of ways during the life of their ownership with almost no restrictions. We are offering this space fully-furnished with both a sofa-sleeper and a chair-and-a-half sleeper, as well as a modern armoire and storage cupboard. The minimal kitchen has a 4-burner cooktop and undercounter fridge, microwave oven and sink. If you are a baker, there is room under counter to install an oven or to replace the microwave with a convection/microwave oven. The impeccable bathroom is white and bright with a mosaic walk-in shower, a window, and plenty of room to store your necessities.

The ceilings (over 8.5') give this apartment a wonderful airiness. Freshly painted and ready to move into, this home would be your perfect little corner of Greenwich Village. It doesn't need a thing and its peaceful vibe and custom details will enchant you. The incredibly low mtc is actually $435.95/mo but there is a $60.91 ongoing monthly assessment to finish up some capital improvements within the building. Once they are done the Board will re-evaluate and reduce or eliminate the assessment but an end-date has not yet been set. Maintenance + assessment is $497.

When you step into 149 W 12th St you might think you are in St-Germain-des-Pres. The coop is pet friendly for dogs up to 35 lbs. Pied-a-terres are welcome. Subletting is permitted, with almost no restrictions. Gifting, co-purchasing, and guarantors are all okay in this coop. It is a non-smoking building. The live-in Super and Porter know the residents and building well and take great care of everything. The coop features a renovated and bright ground-floor laundry room, a locked bike room (waiting list) for $5/mo, and storage lockers available at $30/mo (waiting list). There is a common landscaped courtyard which is a lovely spot to gather with friends or neighbors for a quiet visit. The charming and historic trio of buildings that makes up this coop is half a block from the 1-2-3 subway stop, making this apartment very convenient to transportation. Surrounded by some of New York's finest and trendiest eateries, shopping and services, you are situated in the heart of Greenwich Village: near Parsons, The New School, and NYU; The Equinox gym; The Highline; Union Square and its Farmer's Market; Soho shopping, The Whitney Museum and more. 149 W 12th St has a very reasonable Board; parental assistance such as co-purchasing and gifting are okay, and pied-a-terre and nearly-limitless subletting are permitted.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
