Property Description for 50 Lispenard Street, PH

AVAILABLE FULLY FURNISHED SHORT-TERM, ~3-6 MONTHS /-. Exquisite Penthouse loft with 2 spacious main-level private terraces ( balcony in primary bedroom), hot-tub + full outdoor kitchen, elegant design features, and tasteful high-end custom work throughout. Perched atop a gorgeous late 1800's loft building on the border of SoHo/N. Tribeca, this architectural marvel is a stunning home, and offers unmatched light, air, greenery, and over 2700 ft. of luxurious indoor + outdoor living space. Truly something special, undoubtedly unlike any downtown loft you have seen before (in a good way).

Key-Locked elevator brings you directly to the Penthouse Floor into this 2BR/2.5BA trophy loft, where you can leave the busy city streets behind and enter a sunlit oasis of natural light and perfectly landscaped outdoor spaces in every direction. It is very rare to find a true PH Loft (entire top floor/only PH in the bldg.) with outdoor space directly outside the main great-room, as they typically involve accessing the building's roof through a spiral or direct staircase to an upper level. This ingeniously designed home offers TWO large and easily accessible outdoor spaces directly off the main room, one on each end of the loft, essentially providing spectacular front and back "yards" for the home. These flanking decks, combined with the open-space flow and custom glass ceiling above, create a comforting sense of floating above it all in a natural and private landscape framed with light, greenery, and open space. Never before available as-is, this loft was purchased as a pre-war new conversion and has been completely reimagined with high-end custom work, intelligent design elements, and extreme attention to detail. Far too many features to list here, though to quickly name a few: full outdoor kitchen + inset hot-tub/Jacuzzi on terraces, stunning custom floating walnut staircase, heated concrete flooring in the great room, 11' high ceilings, C/A/C, W/D, 2.5 gorgeous windowed bathrooms (2 en-suite, frosted privacy glass, Italian marble and glass), massive custom sliding glass door-panels on both ends of the loft, handsome open kitchen with all the bells + whistles one would expect (wine chiller, full Gaggenau suite of appliances, custom walnut-milled cabinetry, etc.), 8" wide plank flooring, MBR with 3rd balcony, spectacularly-cool custom glass-structured room separating upstairs bedrooms, set of oversized skylights, elegant flush-mount switches and pulls throughout the entire home, and an incredible amount of cleverly-concealed custom storage. Speaking to the furnished aspect of the home, this loft is tastefully and sparsely furnished, wisely allowing for full comfort + practicality while maintaining elegance and allowing open spaces to exist. Highly designed to achieve a peaceful and streamlined aesthetic, this PH is fully automated (Lutron, Sonos, Savant, Apple TV, electric shades) and has everything one would need (flatware, linens, Wi-Fi, etc.) for a comfortable stay. Just bring your laptop & suitcase, and be ready to enjoy the incredible indoor/outdoor living experience that only this home can offer.

Perfectly situated on the border of SoHo and North Tribeca, 50 Lispenard is an intimate boutique 7-story loft building (PH occupies the top 2 floors) with keyed elevator access, virtual doorman, and an attractive reclaimed wood and stone lobby. While the notable limestone faade remains, this ~150 year-old building had its insides (structural + mechanicals) completely rebuilt ~10 years ago, allowing for comfortably-practical modern living within while surrounded by historic buildings in every direction. Quiet small central block with low traffic, easy 1-2 minute walk to everything amazing downtown. Available immediately with a few weeks' notice, no pets/smokers please, sorry.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
