Property Description for 357 Sterling Place, A-1

Don’t miss this bright & sunny renovated spacious one-and-a-half bedroom Duplex apartment (currently used as a 2-bedroom) with Private Outdoor Space located on one of the most bucolic Prospect Heights blocks, available August 15th (or potentially sooner)! This corner unit has new hardwood floors throughout, an updated pristine white kitchen (with an apron sink), a beautiful renovated windowed bathroom (refurbished cast iron bathtub and sink), and large windows—you’ll never get tired of the light flowing into your home through the numerous Southern & Western exposures! The entry level—which features nearly 11-foot ceilings—has the great room (kitchen/dining area), bathroom and primary bedroom, which is king-sized (and double-exposed, which floods the bedroom with natural light); the spiral staircase takes you to the ground level, where you’ll find the surprisingly bright living area/large den or office (featuring a radiant-heated floor) which is larger than the primary and can easily be utilized as a second bedroom, as well as the door to your own little Shangri-la: a long unique private patio. The landlord completed a top-notch renovation, but kept many charming original details. The delightfully high ceilings (of the entry level) allow your imagination to run wild with interior design & storage possibilities. The apartment also features two spacious closets, as well as a pair of remote-controlled ceiling fans and quirks such as an outlet with USB ports to charge your gadgets! The building is quiet, with four units per floor. Mere minutes to the 2/3 trains at Grand Army Plaza and the B/Q express trains at 7 Ave (only two stops before Manhattan). While living in this apartment, you’ll enjoy being a stone’s throw to all the best Brooklyn has to offer: Prospect Park, the Brooklyn Museum, the Greenmarket at Grand Army Plaza, the central branch of the Brooklyn Public Library, the Brooklyn Botanical Gardens, the Barclay’s Center as well as hot spots such as Olmsted, Tom’s Restaurant, Chavella’s, Barboncino, Ample Hills, and many many others (with new delights popping up every week!). Laundry is right across the street and heat/hot water are included in the rent. Standard Broker’s Fee (15%) is due at lease signing. Please note, listing price is Net Effective and reflects complimentary month at the end of lease term (the 12th month of the year-long lease is free). The No Pets policy is Strictly Enforced.

Prospect Heights | Brooklyn

Quick Profile

Prospect Heights is a small residential neighborhood surrounded by big attractions. It’s rich in culture and offers the perfect blend of old Brooklyn charm and modern-day hipness.

Residents of this tight-knit community include young professionals, families and long-time residents. It’s a walkers paradise - just steps from Prospect Park and a short walking distance to neighborhoods like Downtown Brooklyn, Fort Green and Clinton. You’re close to culture too. Brooklyn Museum, Brooklyn Library, Brooklyn Botanical Garden, Brooklyn Academy of Music and the Barclays Center are all nearby.

Prospect Heights is bordered by Flatbush Avenue to the west, Washington Avenue to the east, Atlantic Avenue and Dean Street to the north and Eastern Parkway to the south.

Prospect Heights, like many areas of New York City, was first inhabited by indigenous tribes and eventually settled by the Dutch and turned into farmland.

A significant part of the Revolutionary War was fought in Prospect Heights and the surrounding areas. Known as the Battle of Brooklyn, it was the first military engagement following the Declaration of Independence. Things didn’t go so well for American forces so they retreated and the British occupied Manhattan for several years after the Battle of Brooklyn.

In 1867, the opening of Prospect Park caused major housing growth in Prospect Heights. The middle-class neighborhood was soon populated by Jewish, Italian, and Irish workers. Many of which were shop-owners or employed as laborers in nearby factories.

Housing in Prospect Heights includes single-family row houses, historic townhouses, co-ops, and new luxury condos. The median listed price for a 1-bedroom in Prospect Heights is $680,000 with an average price per square foot is $944.

The neighborhood's commercial artery runs along Vanderbilt Avenue and Washington Avenue. The variety of businesses adds to the charm of the neighborhood. They include bars, pubs, restaurants and mom-and-pop stores of all types. The shops and eateries are a perfect alternative to the big-name attractions that bracket the neighborhood. It's a little bit of everything in this neighborhood.

Subways are plentiful in Prospect Heights. Its proximity to Manhattan is another perk of the neighborhood. It's about a half-hour train ride. The B, D, N, Q, R, 2, 3, 4 and 5 subway lines all serve the Atlantic Avenue/Barclays Center station. 2, 3, 4, B and Q trains cover the neighborhood and the A and C trains are nearby too.
