Property Description for 34-41 85th Street, 6-H

Welcome to the beautiful ‘Moderne' Style six-story (plus basement) Carlton House located in Jackson Heights' Historic district. This elevator building consists of 144 units, built-in 1946-47, designed by architect Philip Birnbaum and developed by W. & H. Walker. If you are searching for a home with unobstructed views and a balcony, then you've come to the right place! DON'T MISS THIS OPPORTUNITY! AN APARTMENT WITH A BALCONY IN JACKSON HEIGHTS DOES NOT COME ALONG OFTEN ESPECIALLY ONE WITH EXPANSIVE VIEWS. This top-floor apartment has hardwood floors throughout (except bathroom and kitchen) and features an approximately fifty-seven square foot, western exposure balcony overlooking the treetops and landmark English Tudor homes. You'll enjoy watching the sky change color at sunset over the distant Manhattan skyline. The spacious one-bedroom apartment opens to an expansive foyer that leads you either to the generous living room, the comfortable bedroom, or the eat-in kitchen. The living room is flooded with natural light and opens to the balcony through the original steel and glass door. From the foyer, a short hallway leads you to the large bedroom that not only fits a king-size bed, dresser, two nightstands, and bookshelves but even has enough room for an office/study space. This room has two windows, including one facing west that lets in the afternoon and evening sun. The kitchen has a dining area of about 11' x 7'6”, stainless steel appliances, expansive butcher block countertops with lots of food prep space, and lots of storage. There are four closets in the apartment. This well-maintained, full-service building offers a part-time doorman (4 pm to midnight every night), great porters and a live-in superintendent who maintain the premises, private courtyard garden areas for quiet enjoyment, a laundry room, trash chutes on every floor, FIOS Internet Service and Spectrum, elevator, gym ($100 per year), bike room ($95 per year), garage (normally a waiting list but now there is a spot available, $100 per month), storage (waiting list). Sorry, NO DOGS allowed (all other pets require written permission from the Board of Directors), 20% down payment, subletting is not allowed. Shareholders must be owner-occupant. Co-purchases are allowed. Shops, grocery shops, cafés, restaurants, pharmacies are all within reach (less than two blocks to the main retail avenue). You will also enjoy going to Jackson Heights Greenmarket (farmer's market) every Sunday (34th Ave between 79th & 80th St) next to Travers Park. 34th Avenue “Open Streets” (8 am to 8 pm every day) is just around the corner.

Jackson Heights | Queens

Quick Profile

Jackson Heights has one of the most diverse populations in the city, and over 100 languages are spoken here. With this cultural diversity comes supporting restaurants, bars, shops and cultural opportunities. It is a mix of commercial and residential properties. There is a wide range of shops and service businesses, so that anything you would need, from a barber, to a pharmacy, to clothing, and food is available right in the neighborhood, no matter which culture or language you might need these services provided in.

Jackson Heights has three nicknames, based on micro-neighborhoods with the neighborhood as a whole. Little India occupies an area on 74th Street, while parts of 73rd Street are known as Little Pakistan. Little Columbia is along 37th Avenue.

A large portion of Jackson Heights has been designated as an historic district, from Roosevelt Avenue to Northern Boulevard, between the east side of 76th Street to the west side of 88th Street.

Jackson Heights was a planned community, where the first “garden apartments” were created in buildings constructed around central gardens and green spaces that gave neighbors a place to meet and socialize with one another, created places for children to play, allowing light to come into the apartments and air to flow freely through them. These gardens are private and only residents have access to them. Passing by the buildings, you might not even guess the gardens were there, as they are not generally visible from the street.

Additionally, there are some mid-rise apartment buildings. Some of these are rentals, some are co-ops, and some are condos. There are a few attached row houses that provide housing for one to three families.

As much as Jackson Heights might be full of noise and mix of cultures, it also has a quieter side, where the various cultures mix and mingle and learn about each other against a backdrop of beautiful architecture and a culinary landscape that brings the world to Queens.
