Property Description for 461 83rd Street

Completely rebuilt 2-family solid brick home in prime Bay Ridge that offers loft-like living unlike anything else on the market. This fully detached property has a private two-car garage and every part was replaced down to the exterior walls. With an emphasis on elevated building standards and wall-to-wall comfort, the space feels entirely different from any other home you'll enter: an exceptionally quiet envelope; controlled humidity and consistent temperatures throughout from comprehensive air sealing; robust insulation; high-performance windows; high-efficiency heating, ventilation, and cooling systems; and energy-efficient appliances. The home incorporates all new infrastructure including plumbing, electrical, ventilation, framing, drywall, stairs, masonry, and extensive insulation at all perimeter walls, foundations, and roof. The roof was completely replaced and all new electrical and water services were brought into the building. The property is set up as a lower owners' duplex featuring 2BD 1.5BA and fully finished windowed lower level -- significantly expanding the living space -- and a high-income producing 2BD 1BA top-floor rental with its own private terrace. Both spaces are light and airy throughout with high ceilings, exposed brick walls, and hardwood floors. They feature open living/dining areas; fully-equipped kitchens with stone counter tops, classically tiled backsplash, and stainless steel appliances by Bosch and LG; quiet bedrooms and beautifully renovated bathrooms with deep-soaking tubs. Other notable amenities include in-unit washer/dryers; central A/C & heat allowing for independent climate control; video security system with keyless entry; high-design LED lighting and fixtures; and European-style tilt turn casement windows. Centrally located in prime Bay Ridge, the home is nearby to easy transportation access as well as a wealth of the neighborhood's vibrant restaurants, shops and waterfront greenspaces. Priced to generate excitement!

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
