Property Description for 253 Pacific Street, 1

This Boerum Hill 3 bedroom, 2 ? bath garden duplex at 253 Pacific Street measures 2,280 sqft, with a wonderful media/playroom, a balcony off the living room and massive landscaped bluestone patio/garden. This very special three-unit condo building was built in 2013 in an industrial minimalist design that achieves simplicity by focusing on the repeated use of three main materials: concrete, metal and wood. Unit One, the garden duplex, is a dramatic, functional home with soaring 11 foot exposed concrete ceilings, and a wall of glass doors onto a terrace and incredible garden below. The main great room features a huge wood burning fireplace with custom wood storage, a built-in library nook, and a separate dining area. The open kitchen features Subzero and Wolf appliances, Caesarstone counters and excellent storage, and is wrapped in dark metal panels. The primary bedroom suite on this level includes a wall of custom storage and serene bathroom with Corian countertop, sycamore vanity and high-end Italian Fantini fixtures in matte white. Down the gorgeous walnut stair framed in a white metal screen is an enormous secondary living room -- the perfect playroom/media/entertaining room big enough for multiple uses. Two additional bedrooms off this space both have doors out to the garden, and the full bath on this floor is brand new. A huge laundry room with abundant storage completes the picture. With warm walnut floors and doors throughout, exposed concrete ceilings, sealed raw steel panels and exposed metal ductwork, this amazing home has a modern, industrial feel with a stunning outdoor sanctuary -- the bluestone garden framed with planters and walls of ivy is the perfect backdrop to this modern masterpiece. Simple elements, smart design, and tremendous space on the border of vibrant Cobble Hill and Boerum Hill, close to the excitement of Smith Street, Court Street, Downtown Brooklyn and Atlantic Avenue; a short stroll to the Brooklyn waterfront, and the convenience of all major subway lines.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
