Property Description for 233 Park Place, 27

Location is always key when buying a home. So when you come upon a quiet, sunlit, pre-war two-bedroom surrounded by amazing restaurants, cafes, and a magnificent park on its doorstep, we're pretty sure it will become the focus of your attention. Just one flight up, your little piece of sanctuary is virtually guaranteed within the walls of this apartment. Set away from the street at the rear of the building, with leafy treetops and courtyard views surrounding you, it's difficult to resist its charms. A brief hallway from the front door separates you from your living space, and first impressions come to you through original hardwood floors with ornate dark inlays which frame each room and continue throughout the apartment. The modern, renovated kitchen merges here with the living room, providing the perfect space for entertaining or simply relaxing with loved ones at the end of a long day. Maple cabinets, stainless steel appliances, and a herringbone backsplash make for a timeless design, and the quartz countertops are simple to maintain and easy on the eye. A second hallway leads from here to the main bedroom, but not before passing the smaller, second bedroom and a rather stylish bathroom: subway walls, hexagonal marble tiled floor, with a muted palette of whites and greys that allow for a splash of whatever color you fancy. Both bedrooms enjoy plenty of light, and each is fitted with a built-in wardrobe along with ample space for additional furnishings like a cozy office space. And for added convenience, you’ll find a stacked laundry has been secreted away from the bedrooms in the apartment entry hallway, so the sounds of clothes tumbling around the dryer or the washer filling will never disturb your sleep. Add to that the endless transit and lifestyle options that abound here, at the crossroads of Park Slope and Prospect Heights, and we think this could be the one. Everything you can imagine is in easy reach here, whether it is Prospect Park or the Botanical Gardens for a little outdoor activity or the fabulous restaurants, cafes, and bars that populate Vanderbilt Ave just a stone's throw away. You'll find the weekly Farmer's Market at Grand Army Plaza along with just about every Brooklyn subway line. Just about. Private storage can be found in the basement, as well as a recently added common laundry room. There's also plenty of room for bikes down there too, while strollers can easily be parked by the entry. Pets are welcome, and if you have a green thumb, the communal front garden could make this just the palace for you.

Prospect Heights | Brooklyn

Quick Profile

Prospect Heights is a small residential neighborhood surrounded by big attractions. It’s rich in culture and offers the perfect blend of old Brooklyn charm and modern-day hipness.

Residents of this tight-knit community include young professionals, families and long-time residents. It’s a walkers paradise - just steps from Prospect Park and a short walking distance to neighborhoods like Downtown Brooklyn, Fort Green and Clinton. You’re close to culture too. Brooklyn Museum, Brooklyn Library, Brooklyn Botanical Garden, Brooklyn Academy of Music and the Barclays Center are all nearby.

Prospect Heights is bordered by Flatbush Avenue to the west, Washington Avenue to the east, Atlantic Avenue and Dean Street to the north and Eastern Parkway to the south.

Prospect Heights, like many areas of New York City, was first inhabited by indigenous tribes and eventually settled by the Dutch and turned into farmland.

A significant part of the Revolutionary War was fought in Prospect Heights and the surrounding areas. Known as the Battle of Brooklyn, it was the first military engagement following the Declaration of Independence. Things didn’t go so well for American forces so they retreated and the British occupied Manhattan for several years after the Battle of Brooklyn.

In 1867, the opening of Prospect Park caused major housing growth in Prospect Heights. The middle-class neighborhood was soon populated by Jewish, Italian, and Irish workers. Many of which were shop-owners or employed as laborers in nearby factories.

Housing in Prospect Heights includes single-family row houses, historic townhouses, co-ops, and new luxury condos. The median listed price for a 1-bedroom in Prospect Heights is $680,000 with an average price per square foot is $944.

The neighborhood's commercial artery runs along Vanderbilt Avenue and Washington Avenue. The variety of businesses adds to the charm of the neighborhood. They include bars, pubs, restaurants and mom-and-pop stores of all types. The shops and eateries are a perfect alternative to the big-name attractions that bracket the neighborhood. It's a little bit of everything in this neighborhood.

Subways are plentiful in Prospect Heights. Its proximity to Manhattan is another perk of the neighborhood. It's about a half-hour train ride. The B, D, N, Q, R, 2, 3, 4 and 5 subway lines all serve the Atlantic Avenue/Barclays Center station. 2, 3, 4, B and Q trains cover the neighborhood and the A and C trains are nearby too.
