Property Description for 11-02 49th Ave, 7-F

PICTURES ARE VIRTUALLY STAGED

2 bedroom/2.5 bathroom duplex with terrace, NYC views and private storage crate.

Unit 7F is a large (~ 1,398SF) two bedroom, two and a half bathroom duplex residence with a generous west-facing private terrace (~ 357SF)

This condo unit is located in the prestigious L-Haus, a building designed by award-winning Cetra/Ruddy which has quickly become one of Long Island City's most sought-after premier full-service condominiums.

The apartment features two levels: the first one – on the 7th floor - includes living, dining, powder room and kitchen, while the second (on the 8th floor and separate entrance) has two bedrooms – each with its own en-suite bathroom. The apartment offers a clean layout, real bright oak floors and 9.2 foot high ceilings. The big triple-pane windows provide excellent sound insulation, and great light. The west exposure makes the apartment very bright, and offers breath-taking sunsets from all windows.

A spectacular modern kitchen is appointed with Bosch and Liebherr stainless steel appliances, high-gloss custom cabinets, soft close drawers, custom stainless steel backsplash, and a large window with western exposure. The living room is large enough to comfortably accommodate a dining and living area. The powder room is conveniently located on the same floor. The large master bedroom easily accommodates a King-size bed, dresser, and more, and it comes with two large closets including a walk-in, en-suite bath with Kholer fixtures, floating vanity with limestone counter, a glass-enclosed shower, and a custom built-in medicine cabinet. The second bathroom has porcelain tile flooring, custom white lacquered vanity, and a deep soaking tub with bright gloss wall tiles.

Furthermore, the apartment is conveniently equipped with its own washer and dryer, and it comes with a storage located in the building basement (the latter comes with no common charges or taxes).

Amenities include 24-hr concierge, package room, cold storage, on-site resident super, a 1,700sf Fitness Center with yoga room and views overlooking an outdoor 10,000sf landscaped outdoor area, bar and grill called The Yard, a 1,475sf club room, a large kids playroom, 2 roof top terraces with NYC views (ideal for 4th of July fireworks), separate laundry room, bike storage and pet spa. The L Haus was completed in 2010, is comprised of 123 units, and has a 15-year tax abatement expiring in June 2025.

Long Island City | Queens

Quick Profile

Long Island City, the name does sound a little far away, like it requires a lengthy drive to get to. Think, again. Long Island City, also known as LIC, is nestled in the western corner of Queens along the East River. Midtown Manhattan is closer to Long Island City than it is to downtown Manhattan.

LIC is bordered by Sunnyside to the east, the East River to the west, Astoria to the north, and Newton Creek which separates Queens from Greenpoint Brooklyn to the south.

A once-shabby manufacturing epicenter, the neighborhood is a mix of industrial, commercial and residential. In recent years it’s seen a rise in some seriously cool factors. Populated by young professionals, multi-ethnic immigrants, and hipsters, LIC has a happening nightlife scene, fantastic restaurants (some of them Michelin starred), art museums and galleries. Much of the waterfront access has been redeveloped into sustainable public green spaces with modern design.

Although much of the industrial / manufacturing companies have since left LIC, many still reside there. They tend to co-exist with new residential building development the same way they do in other neighborhoods like Williamsburg and Greenpoint.

Office building developers and business tenants play a vital role in LIC too. It’s considered New York City’s fourth central business district next to Midtown, downtown Manhattan and downtown Brooklyn.

As you traverse the streets of LIC, you’ll notice the change from block to block. Industrial warehouses on one block, a bustling Main Street, followed by a park block with sleek luxury high-rise buildings. It’s all part of the LIC vibe.

For a small neighborhood, the transportation links are excellent. For starters, you just can’t beat living one subway stop from Manhattan (7 train). Other train lines include E, M, R, N, Q, and the G lines. There are also less conventional methods of transportation like the NYC Ferry, which offers three ferry landings. There is no shortage of CitiBike’s in LIC either. Many folks commute to work by way of cycling over the Queensboro Bridge.
