Property Description for 31 Washington Street, 15

Massive and classic for the true loft enthusiast.

Rarely does a loft of this magnitude come to market in DUMBO. At approximately 3200 SF this condo is one of largest in the neighborhood.

Prepare to be blown away upon entry. This is the kind of loft that conjures up feelings of real estate romance. The kind of property that you think is reserved only for the silver screen, or perhaps, your imagination. Residence 15 is an enormous, top floor, true 4-bedroom, 2.5-bathroom loft in an historic former iron works factory. It radiates an authenticity that cannot be recreated in newer builds. It is a DUMBO unicorn.

Enter the apartment and a true great room beckons. Nearly 60 feet of entertaining space that includes an open chef's kitchen and space for multiple seating areas. Light streams into this loft through 25 windows and 4 exposures. All enhanced by 3 skylights and soaring ceiling heights that graduate from 11-15 feet. Newly finished wood floors, painted white brick, exposed pipes, thoughtfully placed industrial pendant lights and wood planked ceilings all add rich texture.

The modern chef's kitchen features Henrybuilt cabinetry, a SubZero refrigerator and a Miele appliance package that includes a 6-burner gas range with a vented hood, oven and dishwasher. It is all enveloped by an abundance of black granite counter space and a raised Carrera marble bar. Everything you need to entertain in grand fashion is here.

A discretely placed powder room is available for guests and cleanly finished with a combination of white porcelain, mini-hex and subway tile, oak shelving, and a Carrera marble sink.

Journey beyond your grand entertaining space to find 4 generously sized bedrooms with large, bespoke, custom-built closets and 2 additional full baths. The enormous primary suite is breathtaking with its double exposures, skylight and soaring ceiling heights that reach beyond 15 feet. The spa-like, en-suite, primary bathroom is full of delightful architectural details. A dramatic stepped entry leads to a sun blasted oasis with a deep soaking tub, a separate rain shower, a double vanity and another enormous skylight.

Other loft features include newly installed windows throughout that offer pin-drop quiet, a separate laundry room with a full-sized LG washer dryer, an enormous amount of additional closet space and 9 mini split A/C units for room-to-room temperature control.

31 Washington Street was originally built for the Tubal Cain Iron Works factory in the American Round Arch Style in 1894. It is representative of American factory architecture of this period and the building is said to have had a major influence on the character of the DUMBO Historic District. It converted to a condominium in 2001 as a true boutique condominium of just 13 units. A low-key building, for the artist at heart. It enjoys low monthlies and a prime location on one of the most Iconic and picturesque cobblestone blocks in the world. In the heart of vibrant DUMBO, enjoy all of wonderful amenities this great neighborhood offers with Brooklyn Bridge park and the waterfront at your doorstep. Just a stone's throw from Empire Stores, Time out market, DUMBO House, amazing restaurants and delightful bakeries, many fitness options, several notable galleries and the world-renowned St. Ann's Warehouse theatre. All easily accessible to the A/C at High street, the F train at York and the High Speed Ferry.

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
