Property Description for 380 Lenox Ave, 7-D

Available for the first time as a re-sale, this rarely available "D" line corner unit on the seventh floor of The Lenox features Southern and Western exposures, and open city and skyline views. Tastefully and thoughtfully designed, this special home is no cookie-cutter.

7D is a 3-bedroom (3BR), 2-bath (2BA) located in Central Harlem's premier full-service luxury building, The Lenox. Lofty, airy and bright, the home has undergone significant upgrades over the past few months: new hardwood floors, new bath rooms, an opened and re-imagined kitchen featuring stainless steel appliances, generous and efficiently planned closets, raised panelled doors to emphasize ceiling heights, a new washer/dryer and plenty more. A toothbrush is truly all that is required to move in!

This is a floor plan that truly "flows." The gracious 9'4" x 12'2" foyer marks the perfect private entry into the home, with plenty of closets to house your day-to-day needs. This is also where W/D is located. Continuing down the hall, the cavernous primary bedroom (16' x 11') is set apart from bedrooms two and three and features an en-suite bath and spectacular closet space. The showstopper is the open kitchen and living / dining room featuring both southern and western exposures, overlooking Lenox Avenue. The second bedroom features a walk-in closet, and is side-by-side to the third bedroom.

The Lenox Condominium was built in 2006 and features a gym, garage, full time doorman and live-in super. There is a tax abatement in place until 2033. The building is located in central Harlem a few short blocks from Whole Foods and the 2 and 3 express subways. Sylvia's, Red Rooster and Corner Social are just some of the culinary hotspots located just a few blocks from your future front door.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
