Property Description for 400 East 56th Street, 20-C

Perched on a high floor with sunny city views, Apartment 20C at Plaza 400 is a turnkey 2-bedroom, 1.5-bathroom home in excellent condition with a low monthly maintenance. Apartment 20C boasts private outdoor space, custom-fitted closets, and a contemporary renovation that includes top-of-the-line appliances and fixtures, as well as new wide-plank white oak flooring throughout. As the saying goes: "Just bring your toothbrush!" This home greets you with a formal entryway that opens to the large, west-facing living room featuring floor-to-ceiling windows. The room is expansive enough to accommodate a separate dining area and full living room setup. Sliding glass doors lead to a private extra-large balcony that easily fits outdoor furniture, perfect to enjoy the sunset on a nice evening while taking in views of the iconic Chrysler building. The kitchen was recently renovated; an ambitious home chef will enjoy not only the Viking stove and range, but also the front paneled Miele dishwasher, Carrara marble countertops, custom wood cabinetry, and large pantry closet. The spacious primary bedroom faces west and can accommodate king-sized bedroom furniture as well as a home office setup (plus a Peloton!). The closet has been custom-fitted by California Closets for maximum organization. The cozy second bedroom also faces west and is located on the other side of the apartment, allowing for maximum privacy. This bedroom, which was created using an insulated QuietRock wall, could be a perfect home office as well. Both the bathroom and powder room are fully renovated with crisp white subway tiling and glass accent tiles. The main bathroom is off the primary bedroom hall and has a bathtub with a euro-style glass enclosure and Moen dual head shower system, while the powder room is perfect for guests, right off the public spaces. Plaza 400 is a long-established full-service co-op near storied Sutton Place, known for its devoted staff and wonderful building amenities. The building's grounds are meticulously landscaped and feature a private circular driveway with a porte-cochere entrance. Services and amenities include 24-hour doorman and concierge, live-in super, onsite management, staffed mail and package room, private lounge/event space, private renovated gym, central laundry room, playroom, and a finished roof deck with unobstructed city views and a heated outdoor pool. There is a 2% flip tax to be paid by the buyer. Washer/dryers are not permitted in the apartments. Pieds-a-terre and parents buying are allowed. The building permits 70% financing (30% down), and subletting is permitted after 3 years of residency.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
