Property Description for 70 Washington Street, 11-V

OPEN BLUE SKY VIEWS Enjoy ideal Dumbo living in this spacious and bright one-bedroom plus home office, two-bathroom loft in one of the neighborhood’s premier luxury condominium buildings. Spanning 1,463 square feet with unimpeded blue sky eastern views, this spectacular high-floor home offers room to stretch out and relax alongside great light, premium finishes and smart upgrades, including custom lighting throughout. Deep-stained bamboo floors invite you inside to discover soaring 11-foot-tall beamed ceilings accentuated by a bold column. There’s plenty of room for gracious living and dining areas in this bright great room while the open chef’s kitchen attends to meals with sleek cabinetry and top-of-the-line stainless steel appliances, including a vented gas range, dishwasher and wine refrigerator. The thoughtful attention to detail includes custom molding on all doors. Head to the expansive master suite to find two large closets (all the closets in the home are custom California closets), including a walk-in, plus a relaxing en suite bathroom with jetted soaking tub, separate glass shower and large double vanity. With its spacious closet and easy access to the full guest bathroom across the hall, the oversized interior home office can easily serve as a nursery, second bedroom or guest suite. The large custom built out laundry room offers great custom storage and pantry space, and an in-unit washer-dryer. There’s another extra-large closet near the entry, and the recently replaced HVAC system ensures year-round comfort in this well-planned Dumbo home. Built in 1911, 70 Washington Street is an Industrial Neo-Classical building spanning the entire block between York and Front streets. Located within the Dumbo Historic District, this structure was once part of “Gairville,” a collection of buildings controlled by Robert Gair, an innovator in cardboard packaging. Converted to condominium use in 2005, 70 Washington offers full-time doorman and concierge service, live-in superintendent, gym, package room and a gorgeous roof deck. Here, coveted DUMBO amenities — including fine dining, nightlife, shopping and boutique fitness centers — run alongside fantastic open space at Cadman Plaza and sprawling waterfront Brooklyn Bridge Park. Transportation is excellent with F, A/C, R, 2/3 and 4/5 trains, plus ferry service at Fulton Ferry Landing, all nearby. Please note there is a capital assessment of $390.70/month through 2024.

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
