Property Description for 737 Lexington Ave, 1

Mint-condition 3 bedroom, 2 bathroom duplex condo with a huge backyard in Stuyvesant Heights! Located on the parlor and garden floors of a recently gut-renovated brick brownstone, this sunny and inviting home combines modern-day living with warm personal accents, clean lines and tasteful finishes. With three private outdoor spaces--the lush backyard, separate garden-level patio and convenient terrace off the primary bedroom--you’ll find a breath a fresh air wherever you turn! The backyard has been professionally designed and manicured to flourish all year round. Desirable interior features include high ceilings, exposed brick and beams, oversized windows, solid core eight-foot-high doors, a 5-zoned mini-split central air conditioning system and custom-built storage and shelving throughout. Hardwood white ash oak flooring runs throughout the upper level and radiant-heated tile is on the garden level, along with a large stacked washing machine and vented dryer. The open kitchen has Carrera marble countertops and backsplash, a large center island with a handsome wooden overhang for additional seating, custom push-to-open cabinetry, stainless steel appliances, a gas range with vented hood and a French door refrigerator with freezer drawer. The two full bathrooms offer herringbone-patterned floor and wall tiles and radiant-heated floors. The upper level bathroom features a step-in stall shower with glass enclosure and floating vanity, while the lower level bathroom has a deep soaking tub and an oversized vanity with ample storage. The custom home office located on the lower level sits discretely in the corner of the room and can be closed off when not in use. Hidden storage can be found under the internal staircase. With a second private entrance from the street directly to the yard plus additional storage in the entry foyer, this exceptional home comes complete with a video intercom system and a Protect America security system. The intimate, 3-unit self-managed condo is close to local hotspots such as Saraghina, Trash Island, Sincerely Tommy, Fat Doughnuts, and Michelin Star-rated L’antogoniste, as well as the J and M trains. Around the corner you’ll find the Jesse Owens playground with the recently redone kids’ play area and seasonal pool. Low monthly common charges and J-51 tax abatement with zero taxes makes this an exceptional value.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
